HomeMy WebLinkAboutORD 7645 CHANGE OF ZONING FROM ZONE R-1C TO ZONE R-3B AND TO AMEND THE CONDITIONS FOR Z-18-10 AFFECTING PROPERTY LOCATED AT THE NORTHEAST CORNER OF THE INTERSECTION OF HECKLE STREET AND HEARD AVENUE ORDINANCE NO. 7045 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia"by changing the zoning from Zone R-1 C(One-family Residential)to Zone R-3B(Multiple-family Residential)and to amend the conditions for Z-18-10 affecting property located at the northeast corner of the intersection of Heckle Street and Heard Avenue,being the point of beginning; thence, in a northeasterly direction along the northeast right-of-way line of Heard Avenue a distance of 287 feet, more or less to a point; thence, in an southeasterly direction a distance of 125 feet, more or less, to a point; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1 C (One-family Residential) to Zone R-3B (Multiple-family Residential) and to amend the conditions for Z-18-10 as follows: Beginning at a located at the northeast corner of the intersection of Heckle Street and Heard Avenue,being the point of beginning;thence,in a northeasterly direction along the northeast right-of-way line of Heard Avenue a distance of 287 feet,more or less to a point; thence, in an southeasterly direction a distance of 125 feet, more or less, to a point; thence, in a northeasterly direction a distance of 92 feet,more or Z-18-57 less,to a point;thence,in a southeasterly direction along the southeast right-of-way line of Warren Street a distance of 245 feet, more or less, to a point; thence, in a southwesterly direction a distance of 196 feet,more or less, to a point; thence, in a westerly direction a distance of 38 feet, more or less, to a point; thence, in a southwesterly direction a distance of 210 feet, more or less, to a point; thence, in a northwesterly direction along the northwest right-of-way line of Heckle Street a distance of 303 feet,more or less, to the point of beginning. This property contains approximately 2.8 acres and is known 2083 Heckle Street and 2022,2024 and 2026 Warren Street. Tax Map 035-3-238-00-0, 035-3-218-00-0, 035-3-217-00-0 and 035-3-216-00-0. Reference is hereby made and it is incorporated herein and made a part hereof for a more complete and accurate description of the metes,bounds and location of said property. SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. The development shall not exceed 47 units and overall density of 16.4 units/acre, in accordance with the submitted conceptual plan. 2. Detention pond shall be underground. 3. Ninety (90) off-street parking spaces shall be provided, in accordance with the submitted conceptual plan.Parking shall be enclosed in a fenced area and screened with vegetation in accordance with the requirements of the Tree Ordinance. 4. Facades of existing warehouse buildings shall be preserved to maintain aesthetic cohesion. New building facades shall be designed in a manner that is complimentary to the existing architectural style. 5. Sidewalks shall be installed on the subject parcels. 6. Plans meeting all applicable development standards shall be submitted and approved prior to issuance of development permits. A lighting plan shall be included with the development plans. All exterior lighting shall be downcast and/or directed away from adjoining residences. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
