An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone A (Agriculture) to Zone B-2 (General Business) affecting property located at
the southwest corner of the intersection of Rollins Road and Mike Padgett Highway;
thence in a northerly direction along the west right-of-way line of Mike Padgett
Highway a distance of 2,088 feet, more or less, to a point ; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone B-2 (General Business)as follows:
Beginning at a point located at the southwest corner of the intersection of Rollins Road
and Mike Padgett Highway; thence in a northerly direction along the west right-of-
way line of Mike Padgett Highway a distance of 2,088 feet, more or less, to a point;
thence,N 57° 33' 46"W a distance of 772.84 feet to a point;thence,in S 24° 55'31"
W a distance of 95.83 feet to a point; thence, N 72° 38' 11" W a distance of 683.02
feet to a point;thence, S 07°40' 02 "W 300.47 feet along the west right-of-way line
of Mike Padgett Highway to the point of beginning. This parcel contains 3.16 acres
and is known as 4625 Mike Padgett Highway. Part of Tax Map 279-0-002-00-0

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. All vehicle repair work and storage shall be conducted in an area enclosed on all sides by
a solid wall or finished board fence at least 6' in height.
2. Building entrances and bay doors shall be oriented so as to minimize the impact of potential
nuisances on adjacent properties.
3. A 30 ft. natural buffer must be maintained around the north, south and west property lines.
4. The conceptual site plan submitted and evaluated is for the purpose of the current zoning
action only. Issuance of development permits shall be contingent upon the submission and
approval of development plans meeting all applicable development regulations.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
