An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A (Agriculture), Zone R-MH (Manufactured Home Residential) and Zone B-2
(General Business)to Zone R-1 E(One-family Residential)affecting property located
approximately 116 feet northwest of the intersection of Peach Orchard Road and Byrd
Road;thence,in a northwesterly direction a distance of 196.29 feet,more or less,to a
point; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture), Zone R-MH (Manufactured Home Residential) and Zone B-2 (General Business) to
Zone R-1E(One-family Residential)as follows:
Beginning at a point located approximately 116 feet northwest of the intersection of
Peach Orchard Road and Byrd Road;thence,in a northwesterly direction a distance
of 196.29 feet, more or less, to a point; thence, in a southwesterly direction of a
distance 150.02 feet,more or less,to a point;thence, in a northwesterly direction of
a distance 354.14 feet, more or less,to a point; thence, in a southwesterly direction
a distance of 533.04 feet,more or less,to a point;thence,in a northwesterly direction
a distance of 332.06 feet,more or less,to a point;thence, in a northeasterly direction

a distance of 736.30 feet,more or less,to a point;thence,in a southeasterly direction
a distance of 851.22 feet;thence,in a southwesterly direction along the right-of-way
line of Peach Orchard Road a distance of 100.39 feet, more or less, to a point of
beginning. Property contains 7.87 acres and known as part of 3695 Peach Orchard
Road. Tax Map part of 155-0-051-00-0.
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. Development plans meeting all applicable state and local codes and ordinances must be
submitted and approved prior to permit issuance.
2. The development plan shall conform substantially to that reviewed and approved by Staff
and the Planning Commission during the zoning action.
3. The developer shall align the proposed entrance to the development with the entry to the
convenience store situated directly across Peach Orchard Road.
4. The applicant shall establish a neighborhood association to manage all private roads and
common areas.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
