An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone R-1A(One-family Residential)and B-1 (Neighborhood Business)to Zone
B-1 affecting property located on the southeast right-of-way line of Skinner Mill
Road, 196 feet, more or less, southwest of Boy Scout Road; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners
of Richmond County on the 15th day of November, 1983,the caption of which is set out above,
is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1A
(One-family Residential)and B-1 (Neighborhood Business)to Zone B-1 as follows:
Beginning at a point located on the southeast right-of-way line of Skinner Mill Road,
196 feet, more or less, southwest of Boy Scout Road; thence, in a southeasterly
direction a distance of 189.97 feet to a point; thence, in a southwesterly direction a
distance of 151.16 feet to a point;thence,in a westerly direction a distance of 255.69
feet to a point located on the southeast right-of-way line of Skinner Mill Road;thence,
in a northeasterly direction along the southeast right-of-way line of Skinner Mill road
a distance of 312.47 feet to the point of beginning. This property contains 1.12 acres
and is known as 3004 Skinner Mill Road. Tax Map 018-0-013-01-0

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. A Traffic Impact Assessment shall be commissioned at the cost of the application to
determine which, if any, roadway improvements must be made to mitigate the impact of
additional traffic to and from the site.
Roadway improvements, if required,by the Traffic Study or the Augusta Traffic Engineer,
will be performed at the cost of the applicant.
2. The conceptual site plan submitted and evaluated is for the purpose of the current zoning
action only. Issuance of development permits shall be contingent upon the submission and
approval of development plans meeting all applicable development regulations.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
