An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A (Agriculture) to Zone LI (Light Industry) affecting property located at the
northeast corner of the intersection of Mike Padgett Highway and Payton Road; and
for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone LI(Light Industry) as follows:
Beginning at a point located at the northeast corner of the intersection of Mike Padgett
Highway and Payton Road; thence, north along the easterly right-of-way of Mike
Padgett Highway a distance of approximately 157.5 feet to a point; thence, in an
easterly direction a distance of approximately 365 feet to a point; thence, in a
southwesterly direction a distance of approximately 197 feet to a point; thence, in a
westerly direction along the northerly right-of-way of Payton Road a distance of
approximately 336 feet to the point of beginning. This property contains 1.32 acres
and known as 3104 Mike Padgett Highway. Tax Map 111-0-014-00-0

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. Provide a minimum 10 feet natural street yard buffer along Mike Padgett Highway and
Payton Road. The street yard shall measure from the property line and must be interior to
the lot.
2. Landscaping in the street yards shall be consistent with provisions of the Augusta Tree
Ordinance.
3. Collection of materials for recycling or any storage of inoperable vehicles shall be
prohibited on the property.
4. Storage of repossessed vehicles must be screened with a privacy fence no less than 6 feet
in height.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed. jj `
