An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A(Agriculture)and Zone R-3B (Multiple-family Residential)to Zone R-3B affecting
property located at the intersection of the eastern right-of-way of Flowing Wells Road
and the eastern right-of-way of Arabian Horse Road.; and for the repeal of ordinances

THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)and Zone R-3B(Multiple-family Residential)to Zone R-3B as follows:
Beginning at the intersection of the eastern right-of-way of Flowing Wells Road
and the eastern right-of-way of Arabian Horse Road. Thence along the eastern
right-of-way of Arabian Horse Road in a northwesterly direction a distance of
543.23 feet to a point. Thence along the eastern right-of-way of Arabian Horse
Road, N 26 degrees 18' 57" W, a distance of 8.03 feet to a point;thence along the
eastern right-of-way of Arabian Horse Road, N 12 degrees 46' 01" W a distance of
100.00 feet to a point; thence along the eastern right-of-way of Arabian Horse
Road, N 21 degrees 36' 48" W a distance of 114.83 feet to a point; thence along
the eastern right-of-way of Arabian Horse Road, N 21 degrees 42'05"W a distance
of 178.27 feet to a point; thence along the eastern right-of-way of Arabian Horse
Road, N 23 degrees 05' 54" W a distance of 80.30 feet to a point, being on the
eastern right-of-way of Arabian Horse drive,and also being the point of beginning.
Thence along the eastern right of way of Arabian Horse Road, N 23 degrees 05'
54" W a distance of 150.02 feet to a point; thence leaving the right-of-way of
Arabian Horse Road

eastern right of way of Arabian Horse Road and also being the point of beginning.
This property contains 6.61 acres and is known as a portion of 3312 Helena Springs
Court. A portion of Tax Map 030-0-019-02-0.
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. Issuance of development permits shall be contingent upon submission of plans meeting all
applicable development regulations.
2. Provide a recreational space that is consistent with features illustrated in the plan received on April
6,2018.
3. Provide emergency access lane from the parking lot of the proposed development to Arabian Horse
Road.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
