E. Buxton; on the South by land of A. E. Buxton; and on the west by land of Georgia Vitrified Brick and Clay Company, LESS AND EXCEPTING THEREFROM that portion of said property heretofore conveyed for a Right-of-Way by Mrs. Ethel Eubanks to the State Highway Department of Georgia, by instrument dated June 14, 1965, and of record in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Book 31-T, pages 441-442. Thomas, Jr. having died testate on March 18, 1979 in Chatham County, Georgia, and the interest of the said J. E. Thomas, Jr. in and to the above described property having passed to Ethel Louvinia Thomas under Item I of said Will. And being the same property conveyed by Ethel Louvinia Thomas to Wyman B. Simmons by Deed dated October 30, 1980, and recorded in the Office of the Clerk of Superior Court of Richmond County on Reel 132, page 1390. Being the same property conveyed to James Pond Properties, LLC by Judy Ann Teasley, Lorenz E. Quinn, W. Guy Quinn, and Sabrina A. Reed by Quitclaim Deed dated November 17, 2009, and recorded in the Office of the Clerk of Superior Court of Richmond County in Book 1239, Page 800.
