An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No.
P 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A(Agriculture)and Zone B-2(General Business)to Zone B-2 affecting property
located at the northeastern intersection of Wheeler Road and Robert C Daniel Jr
Parkway; and for the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)and Zone B-2 (General Business)to Zone B-2 as follows:
Beginning at a point at the northeastern intersection of Wheeler Road and Robert
C Daniel Jr Parkway; thence along the eastern right-of-way of Robert C Daniel Jr
Parkway a distance of 837 feet, more or less, to a point, being the point of
beginning; thence, leaving the right-of-way of Robert C Daniel Jr Parkway, in a
southeasterly direction a distance of 139 feet, more or less, to a point; thence in a
northeasterly direction a distance of 102 feet, more or less, to a point; thence in a
southeasterly direction a distance of 96 feet, more or less, to a point; thence in a
northeasterly direction a distance of 74 feet, more or less, to a point; thence in a
northwesterly direction a distance of 111 more or less, to a point; thence in a
southwesterly direction a distance of 122 feet, more or less, to a point, being the
point of beginning. The subject property contains 0.3 acre and is more accurately
described as a portion of part of that lot, tract or parcel of land, with any
improvements thereon, situate, lying and being in Richmond County, Georgia,
being shown and designated as a northwestern portion of TPNs 031-0-009-04-0 in
Augusta GIS.

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. Issuance of development permits shall be contingent upon submission of plans meeting
engineering, environmental, and all other pertinent development regulations.
2. Future development planned for the site must be consistent with aspects of the Augusta
Tree Ordinance.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed. n
