An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone R-1E (One-family Residential) to Zone R-1D (One-family Residential)
affecting property located where Amli Way and Augusta West Parkway intersect on
the western right-of-way of Augusta West Parkway; and for the repeal of ordinances
in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1E
(One-family Residential)to Zone R-1D (One-family Residential) as follows:
Beginning at a point where Amli Way and Augusta West Parkway intersect on the
western right-of-way of Augusta West Parkway; thence along the southern
boundary of TPN 041-0-002-02-0 a distance of 366 feet, more or less, to a point,
being the point of beginning; thence in a southeasterly direction a distance of 15
feet, more or less, to a point; thence in a southwesterly direction a distance of 31
feet more or less to a point,being on the northern right-of-way of Brookstone Way;
thence in a northwesterly and then westerly direction a distance of 1165 feet more
or less to a point; thence, leaving the right-of-way of Brookstone Way, in a
northwesterly direction a distance of 199.92 feet, more or less,to a point;thence in
a southwesterly direction a distance of 60 feet, more or less, to a point; thence in a
northwesterly direction a distance of 654 feet, more or less, to a point; thence in a
northeasterly direction a distance of 1142 feet, more or less,to a point; thence in a

southeasterly direction a distance of 1384 feet, more or less to a point, being the
point of beginning. The subject property contains a total of 24.59 acres and is more
accurately described as all that lot, tract or parcel of land, with any improvements
thereon, situate, lying and being in Richmond County, Georgia, being shown and
designated as TPNs 040-0-044-00-0 and 040-0-045-00-0 in Augusta GIS.
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. The concept plan reviewed is considered for illustrative purposes of the present zoning action
only, and does not meet development plan submission criteria.
2. Development plans meeting all applicable state and local codes and ordinances must be
submitted and approved prior to permit issuance.
3. Building design and materials shall substantially conform to the information presented to and
approved by the Planning Commission.
4. A permanent access easement must be recorded to ensure access to the development via
Brookstone Way.
5. A minimum 10' buffer shall be maintained along the property line adjoining the Hillcreek
subdivision.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
