HomeMy WebLinkAboutORD 7603 AMENDING SECTION 2 (DEFINITIONS), SECTION A (AGRICULTURE) ZONE, SECTION R-1 (ONE-FAMILY RESIDENTIAL) ZONE AND SECTION 14 R-MH (MANUFACTURED HOME RESIDENTIAL) REGARDING FLAG POLE LOTS ZA-R-250 ORDINANCE ,Lo 03 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 by amending the following: Amend the Comprehensive Zoning Ordinance for Augusta Georgia by amending Section 2 (Definitions), Section A (Agriculture) Zone, Section R-1 (One-family Residential) Zone and Section 14 R-MH (Manufactured Home Residential) regarding flagpole lots. THE AUGUSTA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance amend the following language in Section 2 (Definitions)by adding the following: Lot, Flagpole shall mean a lot so named because of the long, slender strip of land, resembling a "flagpole"that extends from the public or private right-of-way up to the typically rectangular portion of the lot. These "flagpoles"generally share a common driveway inside an ingress- egress easement for means of access to each lot. Easement, Flagpole Lot(s): Lots shall provide a minimum sixty (60) foot right-of-way and a minimum roadway or pavement width of twenty-four(24)feet,or meet the minor-residential street specifications outlined in the most recent edition of Augusta Engineering Street and Road Design Technical Manual, whichever is greater. SECTION II. That the Comprehensive Zoning Ordinance is now amended by adding the following language in Section 7—A (Agriculture)Zone: 7-1 Zone A (Agricultural)Districts (j) Flagpole lots, meeting the guidelines of the Land Subdivision Regulations. SECTION III. That the Comprehensive Zoning Ordinance is now amended by adding the following language in Section 8—R-1 (One-family Residential)Zone: 8-1 Permitted Uses: Prohibited Uses: (a) Flagpole lots shall not be permitted. SECTION IV. That the Comprehensive Zoning Ordinance is now amended by adding the following language in Section 14—R-MH (Manufactured Home Residential)Zone: ZA-R-250 14-1 Permitted Uses: (d)Flagpole lots,meeting the guidelines of the Land Subdivision Regulations. SECTION V.
