HomeMy WebLinkAboutORD 7602 CHANGE OF ZONING FROM ZONE A TO ZONE R-MH TO ZONE R-1 AFFECTING PROPERTY NORTHWEST OF THE INTERSECTION OF GORDON HIGHWAY AND HAYNES STATION DRIVE ORDINANCE NO.1 LD D 2, An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia"by changing the zoning from Zone A(Agriculture) and Zone R-MH(Manufactured Home Residential)to Zone R- 1 (One-family Residential)affecting property located at a point 288 feet,more or less, northwest of the intersection of Gordon Highway and Haynes Station Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A (Agriculture) and Zone R-MH (Manufactured Home Residential) to Zone R-1 (One-family Residential)as follows: Beginning at point located at a point 288 feet, more or less, northwest of the intersection of Gordon Highway and Haynes Station Drive, being the point of beginning;thence,in a northwesterly direction of 119.20 feet,more or less,to a point; thence,in a S 89°24'24"W a distance of 651.51 feet to a point;thence,N 00°35'36" W a distance of 927.97 feet to a point;thence, S 89°24'24"W a distance of 1407.58 feet to a point; thence, N 35° 38'11" W a distance of 951.11 to a point; thence, N 50°48'28"E a distance of 298.66 feet to a point;thence,N 68°32'52"E a distance of 216.96 feet to a point; thence, N 53°06'-03" E a distance of 519.41 feet to a point; thence,N 10°14'21" E a distance of 335.27 feet to a point; thence,N 75°12'32"E a distance of 46.31 feet to a point; thence, S 72°19'12"E a distance of 185.57 feet to a point; thence, S 82°07'18 E a distance of 236.62 feet to a point; thence,N 75°48'09" E a distance of 274.76 feet;thence, S 31°56'05"E a distance of 115.33 feet to a point; Z-18-11 thence, S 41°31'03" E a distance of 123.70 feet to a point; thence, S 27°22'40" E a distance of 67.93 feet to a point; thence, S 35°03'38" E a distance of 87.83 feet to a point;thence, S 25°09'04"E a distance of 106.40 feet to a point;thence, S 19°41"32" E a distance of 92.10 feet to a point; thence, S 25°25'20"E a distance of 108.50 feet to a point; thence, N 67°43'40" E a distance of 169.98 feet to a point; thence, S 60°52'30"E a distance of 437.51 feet to a point; thence, S 79°58'27"E a distance of 266.06 feet to a point; thence, S 09°25'53" W a distance of 232.02 feet to a point; thence, S 04°26'00" W a distance of 178.60 feet to a point; thence, S 00°30'40" E a distance of 1394.05 feet to the point of beginning. This property contains approximately 89.46 acres and is known as 2111 Powell Road. Tax Map 064-0-154- 00-0. Reference is hereby made to said zoning plat and it is incorporated herein and made a part hereof for a more complete and accurate description of the metes,bounds and location of said property. SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. A 20-foot buffer of double evergreen trees and a 6-foot solid board fence must be installed on the rear property line of lots 84 through 106; adjacent to Tax Parcel 064-0-004-01-0. The tree buffer shall be maintained by the Homeowners Association for Haynes Station. The fence shall be maintained by each property owner. 2. The Concept Plan reviewed is considered for illustrative purposes of the present zoning action only, and does not meet development plan submission criteria. 3. A Development Plan meeting all applicable state and local codes and ordinances in effect at the time of plan submission must be submitted and approved prior to permit issuance. 4. The development plan shall not exceed 2.75 lots/acre density indicated on the conceptual site plan dated September 12, 2017. 5. Development shall not be permitted in wetlands or flood plains. 6. Sidewalks shall be provided throughout the development. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
