HomeMy WebLinkAboutORD 7600 TO AMEND THE COMPREHENSIVE ZONING ORDINANCE BY CHANGING THE ZONING FROM ZONE A TO ZONE LI AFFECTING PROPERTY LOCATED 771 FEET, MORE OR LESS, NORTHWEST OF THE INTERSECTION OF THE MIKE PADGETT HIGHWAY AND GOSHEN INDUSTRIAL BOULEVARD ORDINANCE NO.1 LQ 00 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia"by changing the zoning from Zone A(Agriculture)to Zone LI(Light Industry)affecting property located 771 feet, more or less,northwest of the intersection of the Mike Padgett Highway and Goshen Industrial Boulevard; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A (Agriculture)to Zone LI(Light Industry)as follows: Beginning at a point located 771 feet, more or less, northwest of the intersection of the Mike Padgett Highway and Goshen Industrial Boulevard, being the point of beginning; thence, in a northeasterly direction a distance of 748 feet, more or less to a point; thence, in a northerly direction a distance of 251 feet, more or less to a point; thence, in a southwesterly direction a distance of 886 feet,more or less, to a point; thence, along the southeasterly right-of-way line of Mike Padgett Highway a distance of 487 feet,more or less,to the point of beginning. This property contains approximately 7.29 acres and is known as 3960 Mike Padgett Highway. Tax Map 184-0-080-00-0. Reference is hereby made and it is incorporated herein and made a part hereof for a more complete and accurate description of the metes,bounds and location of said property. Z-18-08 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. The home on the property shall not be used for residential purposes. 2. Development permitting shall be contingent upon submission and approval of site plans indicating compliance with all applicable development regulations, including, but not limited to, zoning, engineering, environmental, and landscaping. 3. Any buildings constructed shall be for dry storage only, and no restroom facilities may be constructed within the buildings. 4. An opaque fence 6-feet in height shall be installed around the perimeter of the storage area to screen its contents from the highway and adjoining parcels. 5. A 50-foot undisturbed buffer shall be maintained along the side of the parcel that adjoins agricultural-zoned land. 6. Landscaped buffering meeting the requirements of the Augusta Tree Ordinance shall be installed along the side of the parcel that adjoins agricultural-zoned land. 7. Any future curb cuts must be approved by the Traffic Engineering Department or the Georgia Department of Transportation. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
