ORDINANCE NO. 5q q
A resolution by the Augusta, Georgia Planning Commission recommending that the Land
Subdivision Regulations be amended as follows:
AN ORDINANCE TO AMEND SECTIONS 106 and 405 OF THE SUBDIVISION
REGULATIONS OF AUGUSTA, GEORGIA, ADOPTED BY THE AUGUSTA
COMMISSION ON MARCH 18, 1997 BY PROVIDING FOR ADDITIONAL
INFORMATION TO BE INCLUDED ON THE SUBDIVISION PLAN:
THE AUGUSTA COMMISSION HEREBY ORDAINS:
SECTION I. That the Ordinance regulating the subdivision of land in Augusta, Georgia, is
amended by adding to ARTICLE I- Section 106 -Definitions—Flagpole Lot
Flagpole lots are so named because of the long, slender strips of land, resembling"flagpoles
That extend from the typically rectangular main sections of these lots—or the"flag"—out to
the public or private right-of-way. Each"flagpole"typically provides legal access to a public
or private road and the flagpoles generally share a common driveway, inside of an ingress-
egress easement, for means of access to each lot.
Easement, Flagpole Lot(s): Lots shall provide a minimum sixty (60) foot right-of-way and a
minimum roadway or pavement width of twenty-four (24) feet, or meet the minor-residential
street specifications outlined in the most recent edition of Augusta Engineering Street and Road
Design Technical Manual, whichever is greater.
SECTION II. That the Ordinance regulating the subdivision of land in Augusta, Georgia, is
amended by deleting the following from ARTICLE IV- Section 405-I:
I. Lots created after the effective date of this Ordinance shall have ingress and egress by
means of a public street or highway, or a private street per 405(J)(1), not less than 25
feet in width to isolated lots (flagpole lots).
SECTION III. That the Ordinance regulating the subdivision of land in Augusta, Georgia, is
amended by adding the following to ARTICLE IV- Section 405-I :
I. Lots created after the effective date of this Ordinance shall have ingress and egress by
means of a public street or highway, or a private street per 405(J)(1),not less than
thirty(30) feet in width to flagpole lots,-
1. Flagpole lots may only be allowed on A (Agricultural) or R-MH (Residential—
Manufactured Housing) zoned property

SECTION IV. That the Ordinance regulating the subdivision of land in Augusta, Georgia, is
amended by deleting the following from ARTICLE IV - Section 405-J :
1. No flagpole lots shall have a width of less than twenty-five(25)feet at any point.
6. If a Concept Plan provides for common driveways with all weather surface
treatment, then upon approval of such plan, the subdivider shall construct all
common driveways per the plan before any Final Plats are submitted.
10. Easements providing common driveways for flagpole lots shall be recorded on
plats containing such lots.
SECTION V. That the Ordinance regulating the subdivision of land in Augusta, Georgia, is
amended by adding the following to ARTICLE IV - Section 405-I :
1. No flagpole lots shall have a width of less than thirty(30) feet at any point.
6. If a Concept Plan provides for common driveways with all-weather surface
treatment,then upon approval of such plan,the subdivider shall construct all
common driveways per the plan before any Final Plats are submitted for review
and approval
10. Easements providing common driveways for flagpole lots shall be delineated on
the plat containing such flagpole lots.
SECTION VI. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
