An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone A (Agriculture) to Zone HI (Heavy Industry)affecting property located on the
southeastern right-of-way intersection of Dean Bridge Road and Birdwell Road being
the point of beginning;thence along the southern right-of-way of Birdwell Road in a
northeasterly direction a distance of 2,860 feet, more or less, to a point,; and for the
repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA,GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone HI(Heavy Industry)as follows:
Beginning at a point on the southeastern right-of-way intersection of Dean Bridge Road and
Birdwell Road being the point of beginning; thence along the southern right-of-way of Birdwell
Road in a northeasterly direction a distance of 2,860 feet,more or less,to a point,being the eastern
terminus of Birdwell Road; thence leaving the right-of-way of Birdwell Road in a southeasterly
direction a distance of 849 feet, more or less, to a point; thence in a northeasterly direction a
distance of 972 feet,more or less,to a point;thence in a southwesterly direction a distance of 1570
feet, more or less, to a point; thence in a northwesterly direction a distance of 1,113,more or less,
to a point; thence in a southwesterly direction a distance of 1,506 feet, more or less, to a point,
thence in a northwesterly direction a distance of 890 feet, more or less, to a point; thence in a
southwesterly direction a distance of 640 feet, more or less, to a point, then in a northwesterly
direction a distance of 487 feet, more or less, to a point, located on the eastern right-of-way of
Deans Bridge Road, thence in a northeasterly direction along the eastern right-of-way of Deans
Bridge Road a distance of 889 feet, more or less, to a point, being the point of beginning. The
subject property contains a total of approximately 85.4 acres and is more formally known as 4260
Deans Bridge Road; 3010, 3020, 3022, 3024, 3026, 3028, 3030, 3034, 3042, 3048, 3056, 3054,
3060, 3066, 3072 and 3080-A Birdwell Road. All that lot, tract or parcel of land, with any
improvements thereon, situate, lying and being in Richmond County, Georgia, being shown and
designated as TPNs 163-0-010-00-0, 163-0-010-01-0, 163-0-040-00-0, 163-0-041-00-0, 163-0-
011-00-0, 163-0-044-00-0, 163-0-042-00-0, 163-0-043-00-0, 163-0-012-00-0, 163-0-013-00-0,

163-0-014-00-0, 163-0-015-00-0, 163-0-015-01-0, 163-0-016-00-0, 163-0-017-00-0, 163-0-018-
00-0, and 163-0-001-02-0 in Augusta GIS.
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. A 600-foot buffer shall be undisturbed except for maintenance and activities permitted
under the Georgia Rules for Solid Waste Management.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
