WARRANTY DEED
THIS INDENTURE, Made this / day of September, 2017, between Girdhar B.
Sharma as party of the First Part, and AUGUSTA, GEORGIA, a political subdivision of the State
of Georgia, as party of the Second Part,
WITNESSETH: That the said party of the First Part, for and in consideration of the sum of
Ten ($10.00) Dollars and other good and valuable consideration in hand paid, at and before the
sealing and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell and convey unto the
said party of the Second Part, its successors and assigns,the following described property, to wit:
See Exhibit A hereto attached and by reference made a part hereof
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the
rights, members and appurtenances thereof,to the same being, belonging or in anywise appertaining
to the only proper use, benefit and behoof of the said party of the Second Part, its successors and
assigns, forever, IN FEE SIMPLE.
AND the said party of the First Part, for himself, his successors and assigns will warrant and
forever defend the right and title to the above-described property, unto the said party of the Second
Part,its successors and assigns, against the lawful claims of all persons whomsoever.

Exhibit A
All that lot or parcel of land with improvements thereon, situate, lying and being in Richmond
County, Georgia in the amount of 1.31 acres, on the West side of Windermere Drive, as the same
is shown and designated on a plat prepared for Robert L. Collier by Ayer, Graham & Associates,
Inc. dated January 29, 1986, a copy of said plat being recorded in the Office of the clerk of
Superior Court of Richmond County, Georgia on Realty Reel 220, pages 1845-1846. Reference
is hereby made to said plat for a more complete and accurate description of the metes, bounds,
and location of said property.
LESS AND EXCEPT a lot or parcel of land totaling 0.0145 acres, more or less, deeded to the
Georgia Department of Transportation by Robert R. Collier, Sr. in a deed dated July 26, 2000,
and recorded in said Clerk's Office in Deed Book 694, page1890, et. Seq. Said property is
described as ALL that tract or parcel of land lying and being in the 89th Georgia Militia District
of Richmond County, Georgia being more particularly described as follows:
BEGINNING at a point 25.0000 feet right of and opposite Station 94+11.0545 on the survey
centerline of Wyevale Drive Realignment on Georgia Highway Project No. NH-043-1(49).
Running thence N 55-08-58 E for a distance of 25.0080 feet to a point. Thence S 36-18-12E for
a distance of 25.0000 feet to a point. Thence S 53-41-48 W for a distance of 25.0000 feet to a
point. Thence N 36-18-12 W
