An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone A (Agriculture) to Zone R-1D (One-family Residential) affecting property
located 65 feet, more or less, northwest of the intersection of the southeastern right-
of-way of Belair Road and the centerline of Devereaux Drive extended, being the
point of beginning; and for the repeal of ordinances in conflict herewith and for other
purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone R-1 D (One-family Residential) as follows:
Beginning at a point located 65 feet,more or less,northwest of the intersection of the
southeastern right-of-way of Belair Road and the centerline of Devereaux Drive
extended,being the point of beginning;thence,along the southeastern right-of-way of
Belair Road in a northwesterly direction a distance of 99 feet,more or less to a point;
thence, in a southeasterly direction a distance of 299 feet, more or less to a point;
thence, in a southwesterly direction a distance of 169 feet, more or less, to a point;
thence, in a northeasterly direction a distance of 313 feet, more or less,to a point on
the southeastern right-of-way of Belair Road, being the point of beginning. This
property contains approximately 0.92 acres and is known as 3644 Belair Road. Tax

SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is
subject to the following stipulations:
1. The development shall comply with all applicable ordinances and regulations in place at
the time of approval;
2. The proposal shall be limited to the six units requested;
3. A materials schedule will include split brick or stone and vinyl siding.
4. Any cost for road improvements required by the Augusta Engineering Department shall
be paid by the developer.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
