THIS INDENTURE, made this d7 day of May, 2017, between the AUGUSTA,
GEORGIA LAND BANK AUTHORITY, of the State of Georgia and County of Richmond, Party
of the First Part, and the AUGUSTA, GEORGIA, of the State of Georgia and County of Richmond,
as Party of the Second Part,
WITNESSETH: That the said Party of the First Part, for and in consideration of the sum of
ONE ($1.00) DOLLAR, and other good and valuable consideration in hand paid, the receipt
whereof is acknowledged, has bargained, sold, and does by these presents bargain, sell, remise,
release and forever QUIT-CLAIM to the said Party of the Second Part, its heirs and assigns, all the
right, title, interest, claim, or demand which the Party of the First Part has or may have in and to the
following described property to wit:
See Exhibit A hereto attached and by reference made a part hereof.
TOGETHER WITH all the rights, members and appurtenances to the said described
Property in anywise appertaining or belonging.
TO HAVE AND TO HOLD the said described premises to the said Party of the Second
Part, so that neither the said Party of the First Part nor his heirs and assigns, nor any other person
or persons claiming under him shall at any time, by any means or ways, have, claim or demand
any right or title to the aforesaid described Property or its appurtenances, or any rights thereof.
IN WITNESS WHEREOF, the said Party of the First Part has hereunto set his hand and

Exhibit A
All that certain tract or parcel of land, situate, lying and being in the 123rd District, G.M.,
Richmond County, Georgia, containing 12.80 acres of land and BOUNDED: North by property
now or formerly of Oscar Penrow; East by Daniel Avenue; South and West by Coleman Avenue,
reference is made to a plat prepared by Jack Wier, C.E., dated October 23, 1961 and recorded in
the Office of the Clerk of Superior Court for Richmond County, Georgia in Realty Book 27-Z,
page 605 for a more complete description as to the metes, bounds and location of said tract of
land.
Included in this conveyance is any right, title, or equity which the Grantor may have in an eight
(8) inch sanitary sewer line which runs from Coleman Avenue in a Northernly direction,
dissecting said property as designated on the aforementioned plat as and eight (8) inch sanitary
sewer line, and being the same property conveyed to party of the first part by deed of Richmond
County, dated November 6, 1961, and recorded in said Clerk's office in Realty Book 27-Y, Pages
340-341, and by deed of correction dated November 30, 1961 and recorded in Realty Book 27-Z,
Pages 603-05;
The above described property is conveyed subject to an easement to the Georgia Power
Company, recorded in said Clerk's Office in Realty Book 23-M, Page 350.

This property is being acquired by Augusta, Georgia for the purpose of the
Augusta-Richmond County Flood Reduction Program.
