HomeMy WebLinkAboutORD 7581 CHANGE OF ZONING FROM ZONE R-1 TO ZONE P-1_ Z-17-31_ AFFECTING PROPERTY NEAR THE INTERSECTION OF WRIGHTSBORO ROAD AND PENNSYLVANIA AVENUE ORDINANCE NO.-1 5 sl An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-1 (One-family Residential) to Zone P-1 (Professional) affecting property located on the 75 feet,more or less,west of the intersection of Wrightsboro Road and Pennsylvania Avenue; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1 (One- family Residential)to Zone P-1 (Professional) as follows: Beginning at a point located 75 feet, more or less, west of the intersection of Wrightsboro Road and Pennsylvania Avenue; thence, in a southwesterly direction a distance of 150.0 feet to a point;thence, in a westerly direction a distance of 75.0 feet to a point;thence,in a northeasterly direction a distance of 150.0 feet to a point located on the right- of-way line of Wrightsboro Road; thence, in a southeasterly direction a distance of 75.0 feet to the point of beginning. This property contains 0.26 acres and is known as 2518 Wrightsboro Road. Tax Map 043-4-054-00-0 Z-17-31 SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1. A six-foot tall solid wood fence be constructed along the rear property line; 2. Any exterior lighting be directed away from residential properties; 3. Comply with all aspects of the Tree Ordinance and applicable landscaping standards; 4. Site Plan/Development Plan comply with any other ordinances and regulations applicable at the time of grading and paving; 5. Any new curb cuts are subject to approval by Augusta Engineering; and 6. Install a sidewalk connecting to the existing at the west property line. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
