WARRANTY DEED
THIS INDENTURE, Made this 9' day of June, 2017, between Margarett Ann Butler
Johnson a/k/a Margaret Ann Butler Johnson and Deirdre Johnson Hill f/k/a Deirdre Johnson as
parties of the First Part, and AUGUSTA, GEORGIA, a political subdivision of the State of Georgia,
as party of the Second Part,
WITNESSETH: That the said parties of the First Part, for and in consideration of the sum
of Ten ($10.00) Dollars and other good and valuable consideration in hand paid, at and before the
sealing and delivery of these presents, the receipt of which is hereby acknowledged, have granted,
bargained, sold and conveyed, and by these presents do grant,bargain, sell and convey unto the said
party of the Second Part, its successors and assigns,the following described property,to wit:
See Exhibit A hereto attached and by reference made a part hereof.
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the
rights,members and appurtenances thereof,to the same being, belonging or in anywise appertaining
to the only proper use, benefit and behoof of the said party of the Second Part, its successors and
assigns,forever, IN FEE SIMPLE.

AND the said parties of the First Part, for themselves, their successors and assigns will
warrant and forever defend the right and title to the above-described property, unto the said party of

EXHIBIT A
All that lot, tract or parcel of land, with all improvements, thereon, situate, lying and being in the
City of Augusta,Richmond County, Georgia on the south side of Steiner Avenue,being triangular
in shape, and being bounded as follows: On the north by Steiner Avenue; on the south by
Hornsby's Lane; and on the west by property, now or formerly of Marguerite Butler, and known
as 1702 Chestnut Street, Augusta, Georgia, and by property known as 1708 Chestnut Street,
Augusta, Georgia. The improvements on said property are known under the present system of
street numbering in the City of Augusta, Georgia as 1238 Steiner Avenue.
This is a portion of the property conveyed to Joicie Williams by the Estate of Charlie Williams,
by Deed of Assent dated December 11, 1933, and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Realty Book 12-E, page 332.
Being the same property conveyed by the Estate of Joicie Williams to Margaret Ann Butler
Johnson(Life Estate) and Deadra Johnson(Remainderman)by a Deed of Assent dated March 28,
1986, and recorded in the Office of the Clerk of the Superior Court of Richmond County on Realty
Reel 224,page 937.
Map & Parcel No. 059-3-172-00-0
