THIS INDENTURE, made the 27th day of January, 2017, between Selgerian Walton,
Elizabeth Walton Jessie, Charlie Walton, Jr., Virginia Walton Anderson, Doover Jerome Walton,
Gloria Phinizy, Keyondra Cobb (Heir of Lisa Walton) of the County of Richmond, and State of
Georgia, as party of the first part, hereinafter called Grantor, and Augusta, Georgia of the County of
Richmond, and State of Georgia, as party of the second part, hereinafter called Grantee (the words
"Grantor(s)" and "Grantee(s)" to include their respective heirs, successors and assigns where the context
requires or permits).
WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00/100
DOLLARS ($10.00) and other good and valuable considerations in hand paid at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold,
aliened, conveyed and confirmed, and by these presents does grant, bargain, sell alien, convey and

of Richmond, State of Georgia, on the Northwest side of Leona Street and known and designated as
Lot 26,Block A on a plat prepared by D.L. Printup of Section I, Bowles Estates, dated June 16, 1969
and revised January 12, 1970 and recorded in the Office of the Clerk of Superior Court of
Richmond County, Georgia, in Realty Book 37-J, Pages 52-54. Reference is hereby made to said plat
for a more complete description as to metes, courses and bounds.

AND THE SAID Grantor will warrant and forever defend the right and title to the above
described property unto the said Grantee against the claims of all persons whomsoever.

Park Subdivision. Said Lot 6, Block B is more particularly described as fronting fifty (50) feet on the
Southwest side of Horton Drive and extending back therefrom in a Southwesterly direction between
parallel lines a distance of one hundred fifty (150) feet to a rear width of(50) fifty feet, said Lot is
bounded on its Northeasterly side by Horton Drive, on its Southeasterly side by Lot 7, Block B of
said subdivision; on its Southwesterly side by Lot 23, Block B, said Subdivision, and on its
Northwesterly side by Lot 5, Block B, said subdivision. The improvements on said lot being known
as number 222 Horton Drive.
This is the same property conveyed to Leroy Sanders by Warranty Deed of Wilbur Johnson on
April 24, 1961 and recorded in the aforesaid Clerk's Office in Realty Book 27-0, Page 1.
