An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone R-1D (One-family Residential) to Zone R-3C (Multiple-family Residential
affecting property located at the intersection of.the centerline of the right-of-way of
Valencia Lane and the centerline of the right of way of Castellon Way; and for the
repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1D
(One-family Residential)to Zone R-3C (Multiple-family Residential) as follows:
Beginning at a point located at the intersection of.the centerline of the right-of-way
of Valencia Lane and the centerline of the right of way of Castellon Way; thence in a
northwesterly direction a distance of 316 more or less to a point, being on the
centerline of Valencia Lane; then in a southeasterly direction a distance of 76 feet
more or less to a point; then in a northwesterly direction along the existing pond a
distance of 346 feet more or less to a point; thence in a northeasterly direction along
the existing pond a distance of 70 feet more or less to a point;thence in a southwesterly
direction along the existing point a distance of 60 feet more or less to a point; thence
in a westerly direction along the existing pond a distance of 59 feet more or less to a
point;thence in a northerly direction a distance of 271 feet more or less to a point on
the exterior boundary of the parent parcel; thence in an easterly direction along the
exterior boundary of the parent parcel a distance of 514 feet more or less to an iron
pin;then in a southeasterly direction along the exterior boundary of the parent parcel
a distance of 360 feet more or less located at the centerline of the right-of-way of
Z-17-15
Castellon Way extended; then along the centerline of the right-of-way of Castellon
Way a distance of 483 feet more or less to a point, being at the intersection of the
centerline of the right-of-way of Valencia Lane and the centerline of the right-of-way
of Castellon Way, and being the point of beginning. This property contains
approximately 7.8 acres and is known as a portion of 1496 Goshen Road. A portion
of Tax Map 199-0-088-00-0.
Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the
following conditions:
1. The private roadway will comply with the specified requirements of Augusta's Street and
Road Technical Manual;
2. If a 60' right-of-way is utilized, a minimum 20 foot front setback may be required;
3. The lot configuration must be consistent with the concept plan submitted;
4. Proposed building elevations and materials must be approved by the Planning and
Development Department Director or designee.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
