GENERAL WARRANTY DEED

THIS INDENTURE, made the 20th day of February, 2017, between Christine Jones,
Ruvenia Burnett, Brenda Wright, John Holden, Tabatha Burnett, Gail Burnett, Beverly Smiley,
Tawanda Jones, 011ie Dwayne Jones, Ruth Jones of the County of Richmond, and State of Georgia,
as party of the first part, hereinafter called Grantor, and Augusta, Georgia of the County of Richmond,
and State of Georgia, as party of the second part, hereinafter called Grantee (the words "Grantor(s)" and
"Grantee(s)" to include their respective heirs, successors and assigns where the context requires or
permits).
WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00/100
DOLLARS ($10.00) and other good and valuable considerations in hand paid at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold,
aliened, conveyed and confirmed, and by these presents does grant, bargain, sell alien, convey and
confirm unto the said Grantee,
All that tract or parcel of land, together with improvements thereon, situate,lying, and being in
Richmond County, Georgia, fronting a distance of fifty (50) feet on the West side of Walnut Street,
said lot being known and designated as lot number 16 in Block "A" on a plat of the Hyde Park
Subdivision, prepared by J. T. Wise, C.E., dated November 21, 1945, and recorded in the Office of
the Clerk of the Superior Court for Richmond County, Georgia in Realty Book 15-N at Page 582,
reference being made to said plat for a more complete description as to the metes, bounds, courses,
distances, and location of said lot.
The above described property is a portion of that property conveyed to party of the first part
herein, et at., by deed dated October 16, 1951, and recorded in the aforesaid Clerk's Office in Realty
Book 18-S at Page 19.

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights,
members and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the
only proper use, benefit and behoof of the said Grantee forever in FEE SIMPLE.
AND THE SAID Grantor will warrant and forever defend the right and title to the above
described property unto the said Grantee against the claims of all persons whomsoever.
IN WITNESS WHEREOF, Grantor has signed and sealed this deed, the day and year first
above written.
