An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia" by changing the zoning from
Zone A (Agriculture) to Zone B-2 (General Business) located on the southeastern
right-of-way line of Old Tobacco Road approximately 177 feet northwest of the
intersection of Peach Orchard Road extended and Tobacco Road extended; and for
the repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone B-2 (General Business) affecting property as follows:
Beginning at a point located on the southeastern right-of-way line of Old Tobacco
Road approximately 177 feet northwest of the intersection of Peach Orchard Road
extended and Tobacco Road extended;thence,in a southwesterly direction a distance
of approximately 247 feet to a point;thence,in a northwesterly direction a distance of
approximately 75 feet to a point; thence, in a northeasterly direction a distance of
approximately 221 feet to a point, being on the southwest right-of-way of Tobacco
Road;thence, in a southwesterly direction along the southeastern right-of-way of Old
Savannah Road a distance of approximately 137 feet to a point, also being the point
of beginning. This property contains approximately 0.56 acre of a larger 4.46 acre
tract and is known as a portion of 2208 Tobacco Road. A portion of Tax Map 155-0-

Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the
following conditions:
1. The development must be consistent with the latest Concept Plan submitted with the
rezoning application.
2. The applicant must tie into city sewer at the owner's expense.
3. The Site Plan must comply with any other ordinances and regulations in effect at the time
of development.
4. Any new curb cuts and additional right-of-way and easements for the site are subject to
approval by the Augusta Engineering Department and Georgia DOT, as applicable.
5. Direct parking lot and security lighting away from any residential properties.
6. A plat of the combined property must be approved and recorded before the site plan will
be released.
7. The retaining wall on the concept plan must be designed by a structural engineer and may
be no closer than 10 feet from the face of the wall to the exterior property lines.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
