HomeMy WebLinkAboutORD 7563_CHANGE OF ZONING FROM ZONE R-1A TP ZONE P-1 AFFECTING PROPERTY LOCATED ON THE NORTHEASTERN RIGHT-OF-WAY LINE OF OLD SAVANNAH ROAD APPROXIMATELY 104 FEET NORTHEAST OF THE INTERSECTION OF SIMS AVENUE AND OLD SAVANNAH ROAD ORDINANCE NO.1 5(p 3 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-1 A (One-family Residential) to Zone P-1 (Professional) affecting property located on the northeastern right-of-way line of Old Savannah Road approximately 104 feet northeast of the intersection of Sims Avenue and Old Savannah Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1A (One-family Residential)to Zone P-1 (Professional)as follows: Beginning at a point located on the northeastern right-of-way line of Old Savannah Road approximately 104 feet northeast of the intersection of Sims Avenue and Old Savannah Road; thence, in a northwesterly direction a distance of approximately 150 feet to a point; thence, in a northeasterly direction a distance of approximately 100 feet to a point; thence, in a southeasterly direction a distance of approximately 150 feet to a point,being on the northeastern right-of-way of Old Savannah Road;thence, in a southwesterly direction along the northeastern right-of-way of Old Savannah Road a distance of approximately 100 feet to a point,also being the point of beginning. This property contains approximately 0.34 acre and is known as 2309 Old Savannah Road. Tax Map 087-3-044-00-0 Z-17-08 Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the following conditions: 1. Any future development of the property will require a privacy fence and a buffer containing trees and landscaping along the northwestern and northeastern property lines to buffer the subject property from the residential uses. Additional landscaping and/fencing to buffer the current proposed use from the adjoining residential property may be required at the discretion of the Planning Director. 2. Use is limited to Professional office uses only. 3. Schedule individual client visits by appointment only. 4. There shall be no outside storage of materials associated with the business visible from adjoining properties. 5. Demonstrate compliance with any other ordinances, codes and/or regulations, before issuing a Certificate of Occupancy and a Business License. 6. If installed any parking and security lighting must be directed away from any nearby residential properties. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
