THIS INDENTURE, Made this c23 day of September, 2016 between WILLIAM
T. BASS, of McCormick County, South Carolina, as Party of the First Part, and
AUGUSTA, GEORGIA, a political subdivision of the State of Georgia, as Party of the
Second Part.
WITNESSETH:
That the said Party of the First Part, for and in consideration of the sum of Ten
and no/100 ($10.00) Dollars and other good and valuable consideration, in hand paid, at
and before the sealing and delivery of these presents, the receipt of which is hereby
acknowledged, has granted, bargained, sold and conveyed, and by these presents does
grant, bargain, sell and convey unto the said Party of the Second Part, its successors and
assigns,the following described property to wit:
All that lot or parcel of land, with improvements thereon, situate, lying
and being in the State of Georgia, County of Richmond containing 0.42
acres and being designated as Tract "A" on a plat prepared by Toole
Surveying Company, Inc. for Augusta — Richmond County Commission
dated January 6, 2006 and revised September 11, 2006, and recorded in
the Office of the Clerk of the Superior Court of Richmond County,

Augusta Richmond Counts:
Georgia, in Plat Book 2, page 568; reference being made to said plat for a
more complete and accurate description as to the metes, bounds, courses,
distances and location of said property.
Said property is conveyed subject to any and all easements and restrictions
of record.
Being that same property conveyed to Part of the First Part by Warranty
Deed dated September 21, 2006, recorded in said Clerk's Office in Book
1089, Page 384.

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular
the rights, members and appurtenances thereof, to the same being, belonging, or in
anywise appertaining, to the only proper use, benefit and behoof of the said Party of the
Second Part, its successors and assigns,forever, in fee simple.
AND THE SAID Party of the First Part, for himself, his heirs and assigns, will
warrant and forever defend the right and title to the above described property, unto the
said Party of the Second Part, their heirs and assigns, against the claims of all persons
owning, holding or claiming by,through or under the said Party of the First Part.
