THIS INDENTURE, Made this 6th day of October, 2016 between Victor Simmons as Administrator of the Estate of Mabel M.
Reid of the County of Richmond and State of Georgia, of the first part, and Augusta,Georgia of the County of Richmond and State
of Georgia, of the second part.
WITNESSETH, That the said party of the first part, for and in consideration of the sum of TEN AND 00/100 DOLLARS($10.00)
and other good and valuable considerations, in hand paid at and before the sealing and delivery of the presents,these receipt whereof
is hereby acknowledged, has granted, bargained, sold, and conveyed, and by these presented does grant,bargain, sell and convey unto
the said party of the second part,her heirs and assigns.
All that tract or parcel of land,with improvements thereon,situate, lying and being in Richmond County,Georgia and being
known and designated as Lot. No. 1, Block B on a plat recorded in the Office of the Clerk of the Superior Court of Richmond
County,Georgia in Realty Book 24-B,Page 101.Reference being made to said plat for a more complete description as to
metes,bounds and location. Improvements on said property are known under the prsent house numbering system as 2090
Leona Street.

Property Address: 2090 Leona Street,Augusta,GA 30901
Subject to covenants,conditions, restrictions and easements of record.
TO HAVE AND TO HOLD the said bargained premises, together with all and singular the rights, members, and appurtenances
thereof, to the same being, belonging or in anywise appertaining, to the only proper use, benefit, and behoof of the said party of the
second part,her heirs and assigns forever in fee simple.
And the said party of the first part, his heirs, executors, and administrators, will warrant and forever defend the right and title of the
above described property unto the said party of the second part,her heirs and assigns, against the claims of all persons whomsoever.
