HomeMy WebLinkAboutORD 7551 CHANGE OF ZONING FROM ZONE R-2 TO ZONE P-1 AFFECTING PROPERTY COMPRISED OF 5 TAX PARCELS_ ALONG NEWBERRY STREET, PARNELL STREET AND EMMETT STREET Augusta Planning &Development Department 535 Teltair Street, Suite 300 Augusta, GA 30901 C ORDINANCE Nal 551 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-2 (Two-Family Residential) to Zone P-1 (Professional) affecting property comprised of 5 tax parcels - Tract 1. located on the northern right-of-way line of Newberry Street, approximately 240 feet east of the northeast intersection of Newberry Street and Emmett Street,Tract 2.located on the northern right-of-way line of Newberry Street, approximately 200 feet east of the northeast intersection of Newberry Street and Emmett Street, Tract 3. located on the southern right-of-way line of Parnell Street, approximately 280 feet east of the southeast intersection of Parnell Street and Emmett Street, Tract 4. located on the southern right-of-way line of Parnell Street, approximately 240 feet east of the southeast intersection of Parnell Street and Emmett Street; 5. located on the southern right-of-way line of Parnell Street, approximately 80 feet east of the southeast intersection of Parnell Street and Emmett Street; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Z-16-43 Richmond County on the 15th day of November, 1983,the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-2(Two- Family Residential)to Zone P-1 (Professional) affecting property as follows: Tract 1: Beginning at a point located on the northern right-of-way line of Newberry Street, approximately 240 feet east of the northeast intersection of Newberry Street and Emmett Street; thence, in a northerly direction a (scaled) distance of 141.40 feet to a point; thence, in a easterly direction a (scaled) distance of 119.76 feet to a point; thence, in a southerly direction a (scaled) distance of 152.15 feet to a point, being at the northern terminus of Newberry Street; thence, in a westerly direction along the northern right-of-way line of Newberry Street a(scaled)distance of 65.21 feet to the point of beginning. This property contains approximately 0.25 acre and is known as 1625 Newberry Street. Tax Map 045-2-249-00-0 Tract 2: Beginning at a point located on the northern right-of-way line of Newberry Street, approximately 200 feet east of the northeast intersection of Newberry Street and Emmett Street; thence, in a northerly direction a (scaled) distance of 141.02 feet to a point; thence, in a easterly direction a(scaled)distance of 40.00 feet to a point;thence,in a southerly direction a(scaled)distance of 141.40 feet to a point,being at the right-of-way of Newberry Street;thence,in a westerly direction along the northern right-of-way line of Newberry Street a(scaled) distance of 40.00 feet to the point of beginning. This property contains approximately 0.13 acre and is known as 1627 Newberry Street. Tax Map 045-2-250-00-0 Tract 3: Beginning at a point located on the southern right-of-way line of Parnell Street, approximately 280 feet east of the southeast intersection of Parnell Street and Emmett Street;thence, in a easterly direction along the southern right-of-way line of Parnell Street a (scaled) distance of 40.00 feet to a point; thence, in a southerly direction a (scaled) distance of 135.76 feet to a point; thence, in a westerly direction a (scaled) distance of 40.00 feet to a point; thence, in a northerly direction a(scaled) distance of 135.63 feet to a point,being at the right-of-way of Parnell Street, and also being the point of beginning. This property contains approximately 0.13 acre and is known as 1610 Parnell Street. Tax Map 045-2-233-00-0 Tract 4: Beginning at a point located on the southern right-of-way line of Parnell Street, approximately 240 feet east of the southeast intersection of Parnell Street and Emmett Street;thence, in a easterly direction along the southern right-of-way line of Parnell Street a (scaled) distance of 40.00 feet to a point; thence, in a southerly direction a (scaled) distance of 135.63 feet to a point; thence, in a westerly direction a (scaled) distance of 40.00 feet to a point; thence, in a northerly direction a(scaled) distance of 135.28 feet to a point,being at the right-of-way of Parnell Street, and also being the point of beginning. This property contains approximately 0.13 acre and is known as 1610 Parnell Street. Tax Map 045-2-232-00-0 Z-16-43 Tract 5: Beginning at a point located on the southern right-of-way line of Parnell Street, approximately 80 feet east of the southeast intersection of Parnell Street and Emmett Street; thence, in a easterly direction along the southern right-of-way line of Parnell Street a (scaled) distance of 50.00 feet to a point; thence, in a southerly direction a distance of 140.00 feet to a point; thence, in a westerly direction a(scaled)distance of 50.00 feet to a point;thence,in a northerly direction a(scaled) distance of 134.96 feet to a point,being at the right-of-way of Parnell Street, and also being the point of beginning. This property contains approximately 0.16 acre and is known as 1620 Parnell Street. Tax Map 045-2-228-00-0 Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the following conditions: 1. Any future development of these properties must comply with any ordinances and regulations in effect at the time a site plan is submitted. 2. Any future parking lot or security lighting must be directed away from residential properties remaining on Parnell Street. SECTION III.
