GENERAL WARRANTY DEED

THIS INDENTURE, made the 13th day of May, 2016, between M.D. Wilkerson of the
County of Richmond, and State of Georgia, as party of the first part, hereinafter called Grantor, and
Augusta, Georgia of the County of Richmond, and State of Georgia, as party of the second part,
hereinafter called Grantee (the words "Grantor(s)" and "Grantee(s)" to include their respective heirs,
successors and assigns where the context requires or permits).
WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00/100
DOLLARS ($10.00) and other good and valuable considerations in hand paid at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold,
aliened, conveyed and confirmed, and by these presents does grant, bargain, sell alien, convey and
confirm unto the said Grantee,
All that lot or parcel of land, situate, lying and being in the 123rd District, G.M., of Richmond
County, Georgia, known as designated as Lot 17, in Block "B", on a plat of lots known as Aragon
Park, Section I, properly recorded in said Clerk's Office in Realty Book 14 H's, at Page 393,
reference being made to said plat for a more complete and accurate description as to metes bounds,
bearings and distances. Said lot has a frontage of FIfty (50) feet on the West side of Carolina Road,
adn runs back between parallel lines a distance of One Hundred and Fifty (150) feet and bounded as
follows: On the North by Lot 16, of Block"B", on the East by Carolina Road, on the South by Lot
33 of Block "B", and on the West by Lot 14, of Block "B".

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights,
members and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the
onlyproper use, benefit and behoof of the said Grantee forever in FEE SIMPLE.
AND THE SAID Grantor will warrant and forever defend the right and title to the above
described property unto the said Grantee against the claims of all persons whomsoever.
