HomeMy WebLinkAboutORD 7544 CHANGE OF ZONING FROM ZONE R-1B TO ZONE B-2 AFFECTING PROPERTY LOCATED ON THE WEST RIGHT-OF-WAY LINE OF MIKE PADGETT HIGHWAY, 250 FEET NORTH OF WYLIE DRIVE ORDINANCE NO.15 Li 4 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R-1B (One-Family Residential) to Zone B-2 (General Business) affecting property located on the west right-of-way line of Mike Padgett Highway, 250 feet north of Wylie Drive; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from Zone R-1B (One-Family Residential)to Zone B-2(General Business)affecting property as follows: Beginning at a point located on the west right-of-way line of Mike Padgett Highway, 250 feet north of Wylie Drive;thence, in a westerly direction a distance of 140.0 feet to a point;thence, in a northerly direction a distance of 75.0 feet to a point;thence, in an easterly direction a distance of 140.0 feet to a point located on the west right-of- way line of Mike Padgett Highway; thence, in a southerly direction along the west right-of-way line of Mike Padgett Highway a distance of 75.0 feet to the point of beginning,. This property contains .24 acres and is known as 3121 Mike Padgett Highway. Tax Map 123-1-012-00-0. Z-16-28 Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the following conditions: 1. The use of the site is limited to support parking, equipment storage, and a training facility in support of the business located at 3119 Mike Padgett Highway or those uses permitted in the P-1 (Professional) Zone. 2. A site plan showing required parking, ingress/egress, side and rear fencing with landscape buffering must be submitted and approved before any commercial use of the property may begin. 3. A landscape feature of four feet in circumference shall be planted around any free-standing sign erected in the front yard in addition to the two (2) required street-yard trees. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
