Lessor-Landlord The Porter Company 971 Broad Street Augusta, GA 30901 Phone 706-833-5951 - John Bowen Lessee—Tenant Augusta, Georgia 530 Green Street Augusta, GA 30901 Phone 706-821-2400 The intent and purpose of this amendment is to exercise the optional five year extension subject to below revised terms. 1. Article 8. Term. The above lease is hereby extended for a period of three (3) additional years with an option to exercise two (2) one (1) year extensions. The renewed lease shall end December 31, 2016. 2. Article 9. Rent. It is agreed that the rent for the lease premises shall be reduced from $16,580.00 to $12,140.00 per month. The Lessor may increase the rent by three percent (3%) for each of the two(2) optional extension periods. 3. Article 11. Utilities. During the period of the lease extension, Lessee shall pay Lessor a flat rate of$1283.00 each month to cover the costs of utilities. The costs for utilities will be paid to Lessor, who shall remit payment to the utility companies. Should actual costs be less at the closing of Lessor books at the end of a calendar year, an adjustment would be paid to Lessee. A detailed accounting will be furnished by Lessor in this event. In no event shall Lessee be responsible for paying excess of the monthly payment of$1,283.00 for the cost of Utilities. 4. Article 13. Common Area Maintenance. It is agreed that Lessee will not be charged for or responsible for payment of Common Area Maintenance(hereinafter"CAM"). 5. Article 14. Base Operations Costs. It is agreed that Lessee will not be charged for or responsible for payment of Base Operation Costs(hereinafter"BOC"). 6. Waiver of past due Common Area Maintenance and Base Operations Costs. It is agreed that Lessor shall waive all past due CAM and BOC. 7. Article 24.Notices.
