An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the
Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960)
together with all amendments which have been approved by either the Augusta
Commission as authorized under the Home Rule Provisions of the Comprehensive
Zoning Map from Constitution of the State of Georgia"by changing the zoning from
Zone A (Agriculture) to Zone B-2 (General Business) affecting property located on
the south right-of-way line of Wrightsboro Road approximately where the centerline
of Maddox Road extended intersects; and for the repeal of ordinances in conflict
herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is
amended by changing the Comprehensive Zoning Map by changing the zoning from Zone A
(Agriculture)to Zone B-2 (General Business) affecting property as follows:
Beginning at a Sint located on the south right-of-way line of Wrightsboro Road
approximately where the centerline of Maddox Road extended intersects; thence, in
an easterly direction a distance of 310.77 feet to a point; thence, in a southwesterly
direction a distance of 167.32 feet to a point;thence,in a northerly direction a distance
of 451.78 feet to a point located on the south right-of-way line of Wrightsboro Road;
thence,in an easterly direction along the south right-of-way line of Wrightsboro Road
a distance of 73.03 feet to the point of beginning. This property contains .74 acres
and is known as 3898 Wrightsboro Road. Tax Map 039-0-071-00-0

Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the
following conditions:
1. The use of the property be limited to the proposed driveway use.
2. A plat containing a perpetual cross easement to the access point to be constructed on
3898 Wrightsboro Road shall be approved and recorded including 3896, 3898 and 3904
Wrightsboro Road before site plan review may commence.
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby
repealed.
