HomeMy WebLinkAboutORD 7542 CHANGE OF ZONING FROM ZONE R-1A TO ZONE B-1 AFFECTING PROPERTY LOCATED ON THE NORTH RIGHT-OF-WAY LINE OF EASTSIDE COURT, 215 FEET, MORE OR LESS, WEST OF PEACH ORCHARD RD a s ORDINANCE NO.,514 2_ An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from from Zone R-1A (One-family Residential) to Zone B-1 (Neighborhood Business)affecting property located on the north right-of-way line of Eastside Court, 215 feet,more or less, west of Peach Orchard Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map by changing the zoning from from Zone R- 1A(One-family Residential)to Zone B-1 (Neighborhood Business)affecting property as follows: Beginning at a point located on the north right-of-way line of Eastside Court,215 feet, more or less, west of Peach Orchard Road; thence, in a westerly direction along the north right-of-way line of Eastside Court a distance of 70.0 feet to a point; thence, in a northerly direction a distance of 205.60 feet to a point;thence,in an easterly direction a distance of 70.0 feet to a point; thence, in a southerly direction a distance of 207.20 feet to the point of beginning. This property contains .33 acres is in known as 2103 Eastside Court. Tax Map 110-3-010-00-0 • Z-16-27 M � Section II. The Comprehensive Zoning Maps for Augusta, Georgia are amended subject to the following conditions: 1. The uses for this property are to be limited to professional offices, existing single-family residential and the following permitted B-1 uses; florist, jewelry store, music store, veterinarian, and tailor/seamstress. 2. At the time of construction, 2101 and 2103 shall be shown to have been combined in a unity of title. 3. The cross access easement for the Eastland Court properties shall be expanded to include parking on the Peach Orchard properties as no specific user/s has been identified. 4. The site plan must include a 10-foot landscape buffer and six-foot privacy fence. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. 141 Done in Open Meeting under the Common Seal thereof this 1� day of-°I.!
