HomeMy WebLinkAboutORD 7465 TO AMEND THE COMP ZONING ORD BY CHANGING THE ZONING FROM ZONE A (AGRICULTURE ) AND HI (HEAVY INDUSTRY) AFFECTING PROPERRY LOCATED ON THE NORTHWEST RIGHT -OF-WAY LINE OF RIVERWATCH CENTER DRIVE ORDINANCE NO. 7465 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone A (Agriculture) and Zone HI (Heavy Industry) to Zone LI (Light Industry) affecting property located on the northwest right -of -way line of Riverwatch Center Drive, 360 feet, more or less, north of River Watch Parkway; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone A (Agriculture) and Zone HI (Heavy Industry) to Zone LI (Light Industry)affecting property as follows: Beginning at a point located on the northwest right -of -way line of Riverwatch Center Drive, 360 feet, more or less, north of River Watch Parkway; thence, N 71° 42' 53" W a distance of 227 feet, more or less, to a point,; thence, in a westerly direction a distance of 252 feet, more or less to a point; thence, in a northerly direction a distance of 50 feet, more or less, to a point; thence, in a southwesterly direction a distance of 243 feet, more or less to a point located on the northeast right - of -way line of Westside Court (cul -de -sac); thence, in a northwest direction along the northeast right -of -way line of Westside Court (cul -de -sac) a distance of 52 feet, more or less, to a point; thence, in a northeasterly direction a distance of 383 feet, more or less, to a point; thence, in a northwesterly direction a distance of 128 feet, more or less, to a point; thence, in a northwesterly direction a distance of 72 feet, more or less, to a point; thence, in an easterly direction a distance of 692 feet, more or less, to a point located on the northwest right -of -way line of Riverwatch Lane; thence, in a southerly direction along the northwest right -of -way line of Riverwatch a distance of 444 feet, more Lane or less, to the point of beginning. This property contains approximately 6.21 acres and is known under the present numbering system as 2012 and 2012A Westside Court. Tax Map 007 -0- 009 -04 -0 and 007 -0- 008 -00 -0 vy SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulation: 1. A demolition permit must be obtained within 30 days of approval for the dilapidated structure on the property. 2. The demolition must be completed within 60 days. 3. No permits will be issued until the demolition and any related cleanup is completed. SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
