THIS INDENTURE, made the 11th day of August, 2014, between James Dixon AKA James Dixon,
Jr. of the County of Richmond, and State of Georgia, as party of the first part, hereinafter called Grantor, and
Augusta, Georgia of the County of Richmond, and State of Georgia, as party of the second part, hereinafter
called Grantee (the words "Grantor(s)" and " Grantee(s)" to include their respective heirs, successors and assigns
where the context requires or permits).
WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00 /100 DOLLARS
($10.00) and other good and valuable considerations in hand paid at and before the sealing and delivery of these
presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold, aliened, conveyed and

Court of Richmond County, Georgia, reference being made to said plat and the record thereon for a
more complete and particular description of the location, metes, bounds, courses and distances
pertaining to said lot which are incorporated herein by reference as though fully stated herein.

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights, members

AND THE SAID Grantor will warrant and forever defend the right and title to the above described
property unto the said Grantee against the claims of all persons whomsoever.

James Dixon, Jr. who, under oath and penalty of perjury deposes and states the
following:
1. My Full name is James Dixon, Jr. I am of the age of legal majority and
operate under no disability such as would impair my capacity to offer
testimony contained herein.
2. I reside at 2545 Kensington Drive, W, Augusta, Georgia, 30906 in Richmond
County.
3. I am not the same person as "James Dixon ", ", who is named as a defendant
in the following FiFa's:
a. Tax FiFa in favor of Richmond County, Georgia, recorded in the Office
of the Clerk of the Superior Court, of Richmond County Georgia in
Book 43, Page 8780 for 1934 Second Avenue, Augusta, GA 30901.
b. Tax FiFa in favor of Richmond County, Georgia, recorded in the Office
of the Clerk of the Superior Court, of Richmond County, Georgia in
Book 43, Page 8781 for 1930 First Avenue, Augusta, GA 30901.
NOTICE: Georgia Law provides in OCGA §16 -8 -100 that person commits
the crime of Residential Mortgage Fraud when they knowingly make or use any
deliberate misstatement, misrepresentation or omission during the mortgage
lending process with the intent that it be relied on by any party to the transaction
and can be punished by imprisonment up to 10 years and fines of $5,000.00.
