GENERAL WARRANTY DEED
STATE OF GEORGIA
COUNTY OF RICHMOND
THIS INDENTURE, made the 15th day of August, 2014, between Nellie Kate Booker of the
County of Richmond, and State of Georgia, as party of the first part, hereinafter called Grantor, and
Augusta, Georgia of the County of Richmond, and State of Georgia, as party of the second part,
hereinafter called Grantee (the words "Grantor(s)" and "Grantee(s)" to include their respective heirs,
successors and assigns where the context requires or permits).
WITNESSETH that: Grantor, for and in consideration of the sum of TEN AND 00 /100
DOLLARS ($10.00) and other good and valuable considerations in hand paid at and before the sealing
and delivery of these presents, the receipt whereof is hereby acknowledged, has granted, bargained, sold,
aliened, conveyed and confirmed, and by these presents does grant, bargain, sell alien, convey and
confirm unto the said Grantee,
All that lot, parcel or tract of land with all improvements thereon, lying and being in Richmond
County, Georgia, and being further known and designated as Lot 6, Block. D, of Bowles Estates
Subdivision, Section II, and being more particularly shown on a plat of said subdivision prepared
by Joe L. Grant dated October 3, 1970 and revised December 21, 1970, and recorded in the Office of
the Clerk of Superior Court, Richmond County, Georgia, in Realty Book 38 -R, Page 72, to which
reference is hereby made for a more accurate description as to the metes, bounds and location of
said property.
The above described property is bounded on the North by Lot 5, Block D of Section II of said
subdivision; East by the right of way of the Central of Georgia Railroad; South by Lot 7, Block D,
Section II of said subdivision; and West by the right of way of Florida Road.

TO HAVE AND TO HOLD the said tract or parcel of land, with all and singular the rights,
members and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the
only proper use, benefit and behoof of the said Grantee forever in FEE SIMPLE.
AND THE SAID Grantor will warrant and forever defend the right and title to the above
described property unto the said Grantee against the claims of all persons whomsoever.
