HomeMy WebLinkAboutAMDNEMENT TO THE STANDARD FORM OF CONTRACT FOR PROFESSIONAL ARCHITECTURAL SERVICES WITH CONSTRCTION MANAGER @RISK BETWEEN VIRGO GAMBILL ARCHITECTS VIRGO GAMBILL ARCHITECTS )FOR MUNICIPAL BUILDING AND MODERNIZATIONJanuary 22, 2013 AMENDMENT TO THE STANDARD FORM OF CONTRACT FOR PROFESSIONAL ARCHITECTURAL SERVICES WITH CONSTRUCTION MANAGER @ RISK BETWEEN Augusta, Georgia (The Owner) and Virgo Gambill Architects (the Architect) for Municipal Building Renovations and Modernization 530 Greene Street, Augusta, Georgia 30901 Owner's Project ID # 10 -173 Originally Signed and Dated by Architect on 2/29/2012 Originally Signed and Dated by Owner on 3/7/2012 This Amendment modifies the original Contract and shall become part of the Contract. These changes shall be made valid as if they are included in the original stated contract. No other terms or conditions of the stated contract shall be negated or changed as a result of this here stated amendment. Modifications to the Contract are as follows: Page 1 - General Project Description: Add the following sentence: The project also includes the addition of a new approximately 8,080 sf main building entrance lobby with combined training room / Board of Elections voting station, and also a new 9 -story elevator tower. Site work is limited to those areas immediately adjacent to the new building addition. Page 8 - Paragraph 7.1, Owner's Budget: Revise the paragraph to read: The Architect understands and acknowledges that the Owner has established a budget for the Project. The Construction Contract Award Price (CCAP) for the entire project has been estimated at Twenty Three Million, Four Hundred Fifteen Thousand, Eight Hundred Eighty Five and 00 /100's Dollars ($23,415,885.00). The project is to be broken into a Phase One construction package, which generally consists of the construction of the new approximately 8,080 sf main building entrance with combined training room / Board of Elections voting station, the new 9 -story elevator tower, interior renovations to existing floors 1 and 2, and interior renovations to the existing building core spaces on floor 3 thru 9. The Construction Contract Award Price (CCAP) for the Phase One construction package shall not exceed Seventeen Million Two Hundred Sixteen Thousand, Three Hundred Eighty Five and 00 /100's Dollars ($17,216,385.00). 1 Page 9 - Paragraph 8.1.1, under Compensation: Revise the paragraph(s) to read: For the Basic Services of the Architect, Basic Services Compensation shall be in the amount of One Million, Four Hundred Fifty Eight Thousand, Three Hundred Twenty Nine and 00 /100's Dollars ($1,458,329.00). The Contract Amount will be broken out as follows: Basic Services Compensation shall be in the amount of One Million, Three Hundred Twenty Five Thousand, Seven Hundred Fifty Four and 00 /100's Dollars ($1,325,754.00) being 6.24% of the CCAP as detailed below. The A/E fee will be based on the cost of the total building, with an adjustment for performing the Construction Administration phase portion on a smaller Phase One CCAP. As stated on Page 10, paragraph 8.2.1, the Design Narrative thru the Construction Documents phases comprise 65% of total fee, and the Permitting thru the Final Completion phases comprise 35% of total fee. Total project cost of $23,415,885 x 6.24% fee x 65% (Design Narrative thru CD phases) = Phase One CCAP of $17,216,385 x 6.24% fee x 35% (Permitting thru Final Completion phases) = Total $949,748 $376,006 $1,325,754 Compensation for reimbursable expenses will be a not to exceed amount of One Hundred Thirty Two Thousand, Five Hundred Seventy Five and 00 /100's Dollars ($132,575.00). Page 10 - Paragraph 8.2.1, Revise the chart to read: Phase Phase Value Design Narrative 5% Schematic Design 10% Design Development 10% Construction Documents 40% Permitting and Bidding / Negotiation 5% Construction 25% Final Completion 5% Page 22, Exhibit A - After the first paragraph add: This Space Program has been updated and the current Owners requirements can best be shown in the 60% Construction Review Documents, submitted by the Architect and dated November 29, 2012. 2 Page 45, paragraph 14 - Delete in its entirety. (Leadership in Energy and Environmental Design (LEED) ). Page 47 - Exhibit C - Schedule: Add the following Paragraph. The 100% CD deliverables are due on March 8, 2012.
