An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commission as authorized
under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone R -1 C (One - family Residential)
and Zone B -2 (General Business) to Zone B -2 affecting property located where the
northwest right -of -way line of Martin Luther King Jr. Blvd intersects with the
southwest right -of -way line of Chestnut Street; and for the repeal of ordinances in
conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R -1C (One - family Residential) and Zone B -
(General Business) to Zone B - affecting property as follows:
Beginning at a point located where the northwest right -of -way line of Martin
Luther King Jr. Blvd intersects with the southwest right -of -way line of Chestnut
Street; thence, in a southwesterly direction along the northwest right -of -way line
of Martin Luther King Jr. Blvd. a distance of 228 feet, more or less, to a point;
thence, N 21 °43'21" W a distance of 148.03 feet to a point located on the
southeast right -of -way line of Swans Lane; thence, in a northeasterly direction
along the southeast right -of -way line of Swans Lane a distance of 277 feet, more
or less, to a point located on the south right -of -way line of Steiner Avenue;
thence, in a southeasterly direction along the south right -of -way line of Steiner
Avenue a distance of 156 feet, more or less, to a point located on the west right -
of -way line of Chestnut Street; thence, in a southerly direction along the west
right -of -way line of Chestnut Street a distance of 131 feet, more or less, to a point
located on the southwest right -of -way line of Chestnut Street; thence, in a
southeasterly direction along the southwest right -of -way line of Chestnut Street to
the point of beginning. This property contains five tax parcels totaling 1.51 acres
and known as 1765 Martin Luther King Jr. Blvd., 1254 Steiner Avenue, 1775
Martin Luther King Jr. Blvd. and 1707 and 1707 Y2 Chestnut Street. (Tax Maps

SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
