HomeMy WebLinkAboutORD 7353 AMEND COMP ZONING AFFECTING PROPERTY TOBACCO RDORDINANCE NO. 7353 An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone R - (Manufactured Home Residential) and Zone B - 2 (General Business) to Zone R - 3B (Multiple Family Residential) affecting property located on the southwest right - of - way line of Tobacco Road, 190 feet, more or less, northwest of Karleen Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone R -MH (Manufactured Home Residential) and Zone B -2 (General Business) to Zone R -3B (Multiple Family Residential) affecting property as follows: Z — "� (o AFF SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the following stipulations: 1) that there be one single point of entry to the entire development; 2) that access to any future commercial development be at least 200 feet from the Tobacco Road intersection and 3) that the on/off site traffic improvements be as recommended by the traffic study and the City traffic engineer SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. APPROVED THIS July 17 ATTEST: Beginning at a point located on the southwest right -of -way line of Tobacco Road, 190 feet, more or less, northwest of Karleen Road; thence, in a southwesterly direction a distance of 1,600 feet, more or less, to a point; thence, in a northwesterly direction a distance of 986 feet, more or less, to a point located on the Deans Bridge Road exit ramp; thence, in a northeasterly direction along the Deans Bridge Road exit ramp a distance of 944 feet, more or less, to a point; thence, in a northeasterly direction a distance of 143.80 feet to a point; thence, in a northeasterly direction a distance of 258.09 feet to a point; thence, in an easterly direction a distance of 936 feet, more or less, to a point; thence, in a northerly direction a distance of 17.78 feet to a point located on the southwest right -of -way line of Tobacco Road; thence, in an easterly direction along the southwest right -of -way line of Tobacco Road a distance of 80 feet, more or less, to the point of beginning. This property contains approximately 24 acres and is known as 3032 and 3044 Tobacco Road and 3850 Deans Bridge Road.
