THE UNDERSIGNED HEREBY CERTIFIES that we have caused to be examined the
indices of the public records in the County of Richmond, State of Georgia, relative to the title
history of the real estate located in said State and County and described on Exhibit "A ", hereto
attached and by reference made a part hereof.
BASED UPON SUCH INVESTIGATION, it is our opinion that Augusta, Georgia, a
political subdivision of the State of Georgia is vested with a good, fee simple, record, and
marketable title to the real estate described on said exhibit and free and clear of all other liens,
limitations and encumbrances of record except the following:
1. Taxes for 2012 which are a lien, but not due and payable.
2. Easement to Jefferson County Electric Membership Corporation for the installation and
maintenance of electrical utility lines dated June 4, 1938, and recorded in the Office of the Clerk of
the Superior Court of Richmond County, Georgia in Deed Book 13 -X, Page 88.
3. Right -of -Way Easement to Jefferson County Electric Membership Corporation for the
installation and maintenance of electrical utility lines dated April 5, 1977, and recorded in the Office
of the Clerk of the Superior Court of Richmond County, Georgia in Deed book 44, Page 623.
4. Driveway Permit recorded in the Office of the Clerk of the Superior Court of Richmond
County, Georgia on Realty Reel 199, Page 973.
5. Conveyance of Access Rights to Georgia Department of Transportation dated July 23, 1990,
and recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia
on Realty Reel 345, Page 1217.
6. Quitclaim Deed conveyance of Access Rights to Georgia Department of Transportation
dated September 20, 1990, and recorded in the Office of the Clerk of the Superior Court of
Richmond County, Georgia on Realty Reel 345, Page 1220.
7. Right -of -Way Deed dated February 28, 1951, and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Deed Book 18 -E, Page 468.
8. Right -of -Way Deed dated February 28, 1951, and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Deed Book 18 -E, Page 467.
9. Right -of -Way Deed dated February 28, 1951, and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Deed Book 24 -X, Page 302.
10. Right -of -Way Deed dated November 6, 1987, and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Realty Reel 274, Page 2415.
11. Any unrecorded claim or lien for work done or materials furnished in improving said
property within the past three (3) months; rights of parties in possession; boundary line disputes;
unrecorded easements and other matters not of record which would be disclosed by an accurate and
up -to -date inspection of the premises.
12. Deeds not properly indexed in the indices of the County.
13. Claims of rights of any person not appearing of record.
14. Dimensions of said property conveyed are taken from the records in the Clerk's Office and
might be altered by an accurate survey.
15. Such state of facts as would be disclosed by an accurate survey of the premises.
16. Easements granted to utility companies for the erection and placing of poles and/or utility
lines and the stringing of wire together with incidental rights of clearing and inspection.
17. Right -of -Way Deeds in favor of governmental authorities for the purpose of constructing
roads and roadways.
18. Applicable Land Use Ordinances and Building Codes.
19. No certification is made as to whether or not previous owner(s) have complied with all
environmental rules, regulations, laws, and statutes, to specifically include the Comprehensive
Environmental Response, Compensation, and Liability Act of 1980, of whether or not this site is now
or ever has been contaminated with hazardous substances.
20. Loss or damage arising from the vagueness or inadequacy of the legal description.
This Certificate is made for and is certified down to the 1st day of June, 2012 at 12:41 pm.

EXHIBIT A
All that parcel or tract of land being located in Augusta - Richmond
County, Georgia, beginning at a concrete marker on the western right -of-
way of Willis Foreman Road and traveling N88 °02'03 "W for a distance of
200.72 feet to a #4 rebar, thence turning and traveling N01 °57'57 "E for a
distance of 100.00 feet to a #4 rebar, thence turning and traveling
S88 °02'03 "E for a distance of 123.76 feet to a #4 rebar, thence turning and
traveling S35 °36'56 "E for a distance of 126.18 feet back to the point of
beginning. Said parcel is shown as "Parcel B ", on a plat prepared by
George L. Godman & Associates, dated January 18, 2012, a copy of said
plat is attached hereto and made a part hereof, to which reference is made
for a more accurate and complete description of the metes, bounds and
courses.
