THIS INDENTURE, made the 4ay of March in the year two thousand and
Twelve, between MARKO INVESTMENT CO, INC., f/k/a K & W INVESTMENT CO.,
INC., a Georgia corporation, hereinafter referred to as the Grantor and AUGUSTA,
GEORGIA, a political subdivision of the State of Georgia, hereinafter referred to as the
Grantee.
That the Grantor, for and in consideration of TEN DOLLARS ($10.00) in hand
and truly paid by the Grantee at and before the sealing and delivery of these presents, and
other valuable consideration, the receipt whereof is hereby acknowledged, does hereby
grant, bargain, sell, convey and confirm unto the Grantee the following described real
property,TO WIT:
All that certain tract or parcel of land, situate, lying and being in Augusta,
Georgia, containing 0.12 acres, more or less, and be shown and designated as
Parcel "A" on a plat prepared for Richmond County Board of Commissioners
by George L. Godman & Associates dated January 18, 2012 and recorded in
the Office of the Clerk of the Superior Court of Richmond County, Georgia
in Deed Book -' , page h 7 , reference being made to said plat for a
more complete and accurate description of said property, its exact location,
dimensions, metes and bounds.

Also, a temporary construction easement for the installation of a sewer line
lateral to the existing building as shown on the above described plat; to tie
said sewer line into the city sewer system; and to decommission the existing
septic tank and drain field. Said temporary easement is shown as
"Temporary Const. E'smt" containing 4,546 sq. ft. on the above described
plat, reference being made to said plat for a more complete and accurate
description of said temporary easement, its exact location, dimensions, metes
and bounds. Said temporary easement shall expire at the completion and final
acceptance of the Project by Augusta.
TO HAVE AND TO HOLD said property, together with all the rights, ways
and appurtenances thereto belonging, or in anywise appertaining, unto the Grantee,
Grantee's successors, assigns, or legal representatives, in fee simple, forever.
AND GRANTOR SHALL AND WILL WARRANT and forever defend by
virtue of these presents, the right and title to the property unto Grantee against the
claims of any person owning, holding, or claiming by, through or under Grantor
and all and every other person or persons.
IN WITNESS WHEREOF, the Grantor has signed and sealed this deed the
day and year first above written.
