An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commission as authorized
under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone R-3C (Multiple-family
Residential), Zone P-1 (Professional) and zone B-1 (Neighborhood Business) to
Zone B-2 (General Business)affecting property located on the south right-of-way
line of Wrighsboro Road, 183 feet, more or less, east of the southeast corner of
the intersection of C& S Drive and Wrightsboro Road; and for the repeal of
ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAIlVS:
SECTION L That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richxnond County on the 15th day of November, 1983, the Zone R-3C (Multiple-family Residential),
Zone P-1 (Professional) and zone B-1 (Neighborhood Business) to Zone B-2 (General Business)
affecting property as follows:
Beginning at a point located on the south right-of-way line of Wrighsboro Road, 183 feet,
more or less, east of the southeast corner of the intersection of C& S Drive and
Wrightsboro road; thence, in an easterly direction along the south right-of-way line of
Wrightsboro Road a distance of 72 feet, more or less, to a point; thence, in a southerly
direction a distance of 250 feet, more or less, to a point; thence, in an easterly direction a
distance of 102 feet, more or less, to a point; thence, in a northerly direction a distance of
250 feet, more or less, to a point located on the southwest right-of-way line of
Wrightsboro Road; thence, in an easterly direction a distance of 108 feet, more or less, to
a point; thence, in a southerly direction a distance of 178 feet, more or less, to a point;
thence, in an easterly direction a distance of 240 feet, more or less, to a point; thence, in a
northerly direction a distance of 180 feet, more or less, to a point located on the south
right-of-way line of Wrightsboro Road; thence, in an easterly direction a distance of 280
feet, more or less, to a point; thence, in a southerly direction a distance of 122 feet, more
or less, to a point; thence, in an easterly direction a distance of 190 feet, more or less, to a
point; thence, in a southerly direction a distance of 810 feet, more or less, to a point;
thence, in an easterly direction a distance of 223 feet, more or less, to a point located on
the northwest right-of-way line of North Leg Road; thence, in a southwesterly direction
along the northwest right-of-way line of North Leg road a distance of 50 feet, more or
less, to a point; thence, in a southwesterly direction a distance of 1,148 feet, more or less,
to a point; thence, in a northerly direction a distance of 1,088 feet, more or less, to the

`�, point of beginning. This property contains approximately 22 acres and contains multiple
` parcels including 3336, 3338, 3340 and 3344 Wrightsboro Road. (Tax Map 041-4-101-
00-0, 041-4-103-01-0, 041-4-103-00-0, 041-4-217-00-0 , 041-4-102-00-0, and 041-4-099-
` 00-0)
SECTION II. This amendment to the Comprehensive Zoning Ordinance for Augusta Georgia is subject to the
following condition:
1) that the developer will provide all off-site traffic signal equipment and f iber optic
connections as required by the Traffic Engineer;
SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
