ORDINANCE NO.� ,3 An Ordinance to annend the Comprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with ail amendments which have been approved by either the Augusta Commission as authorized under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of the State of Georgia" by changing the zoning from Zone B-1 (Neighborhood Business) to Zone B-2 (General Business) affecting property located on the south right-of-way line of Lumpkin Road, 330 feet, more ar less, west of the southwest corner of Richmond Hill Road and Lumpkin Road; and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of Richmand County on the 15th day of November, 1983, the caption of which is se# out above, is amended by changing the Comprehensive Zoning Map from Zone B-1 (Neighborhood Business) tfl Zone B-2 (General Business) affecting properry as follows; �_'�--13 ,. ,. Beginning at a point located on the south right-of-way line of Lurnpkin Raad, 330 feet, more or less, west of the southwest corner of Riclunond Hill Road and Lumpkin Raad; thence, in a sautherly direction a distance of 194.28 feet to a point; thence, in a westerly direction a distance of 99.97 feet to a point; thence, in a northerly direction a distance of 194.29 feet to a point located on the south right-of-way line of Lumpkin Road; thence, in an easterly direction along the south right-of-way line of Lurnpkin Road a distance of 99.97 feet to the paint of beginning. This property contains approxirnately .45 acres and is known as 23Ob Lumpkin Road. (Tax Map 109-2-003-16-0} SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the fallo�ving stipulations: 1) that the only B-2 use of the property be a game room or those uses aflowed in a B-1 (Neighborhood Business} Zone and; 2) that no alcohol license be applied far. SECTION III. AlI Ordinances or parts of Ordir�ances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this ,�/ day of = v � , 2012.
