PARKKWAY , - s ORDINANCE N0�3 �,�i An Ordinance to amend the Gomprehensive Zoning Ordinance adopted by the Augusta, Georgia Commission effective Septennber 16, 1997 (Ordinance Nd. 5960) together with ali amendments which have been approved by either tl�e Augusta Commission as authorized under the Home Ruis Provisions of the Comprehensive Zoning Map from Constitution flf #he State of Georgia" by changing the zoning from Zone B-2 (General Business} and B- 2(General Business) to Zone B-2 (General Business) affecting property located whexe the southeast right-of-way line of Mason McKnight Jr. Parkway intersects the southwest right-of-way line of Scott Nixon Memorial Drive {traffic circle); and for the repeal of ordinances in conflict herewith and for other purposes: THE AUGUSTf1, GEORGIA COMMISSION HEREBY ORDAINS: SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissianers of Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by changing the Comprehensive Zoning Map from Zone B 2(General Business) and LI (Li�;ht Industry) to Zone B-2 (General Business) affeeting property as fallows: �- f2--1"�- . f F Beginning at a point located where the southeast ri�ht-of way Iine of Mason McKnight Jr. Parkway intersects the southwest right-af-way line of Scott Nixon Memorial Drive (trafflc circle); thence, in a northeasterly direction a distance of 32S feet, more or less, to a point; tnence, S 18°07' 18"E a distance of 643.28 feet to a point; thence, N 84°07'33"E a distance of 46.0 feet to a point; thence, S18°19'39"E a distance of 225.92 feet to a point located on the north right-of- way Iine of Frontage Road extended; thence, in a northwesterly direction along the north right- of-way line of Frontage Raad extended a distance of 1,147 feet, more or less, ta a point, thence, N45°44"43"E a distance of 173.22 feet to a point; thenee, N 30°58'08"W a distance of 159.11 feet to a point; thence, N63°26'27"W a distance of 85.81 feet to a point located on the southeast right-af-way line of Mason McKnight Jr. Parkway; thence, in an easterly direction aiong the southeast right�of-way line of Mason McKnight Jr. Parkway a distance of 458 f�et, more or less, to a point; thence, S37° 11' S4"E a distance of 50.06 feet to a point; thence, N61 ° 13' I2"E a distance of 60.02 feet to the point of beginning. This property contains approximately 13.33 acres and is part of 675 Frnntage Road. {part of Tax Map 022-0-023-01-0) SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed. Done in Open Meeting under the Common Seal thereof this �/ day of -�� 2012.
