An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Geargia Comm'rssion effective 5eptember ] 6, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commissian as authorized
undec the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone B-1 (Neighborhood Business}
to Zone B-2 (General Business} affecting property located on the south right-of way
line of Central Avenue, 19� feet, rnare or less, east of the southea�t carner of the
intersection of Morris Street and Central Avenue; and for the repeal of ordinances in
conflict herewith and for otherpurposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Z�ning Map from Zone B-1 (Neighborhood Business) to Zone B-2
(General BuSiness) affecting property as follows:

Beginning at a point located on the south right-of-way line of Central Avenue, 197 feet, more or
less, east of the sautheast corner of the intersection of Morris Street and Central Avenue; thence, in
an easterly direction alang the south right-of-way line of Central Avenue a distance af 52.20 feet to
a point; thence, in a southerly directian a distance of 197.34 feet to a point; thence, in a
northwesterly direction a distance of 70.23 feet to a point; thence, in a northerly direction a distanae
of 162.44 feet to the point of beginning. This property contains .21 acres is known as 1912 Cenlral
Avenue. (Tax map 045 3-105-00-0)
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta, Georgia is subject to the
following stipulations:
l. That the use of this property be limited to vehicle stara�;e for the existing plumbing
company or those uses allowed in a B-1 (Neighborhood Business) Zone.
2. That the rear yard be irnproved for use as a parking area and be totally enclosed by a solid
board fence of at least 6 feet in height.
SECTION III. Ail Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
