ORDINANCE NO. � 312
An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commission as authorized
under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone R-lA (One-family Residential)
to Zone R-3B (Multiple-family Residential) affecting property located where the
southeast right-of-way line of McDuffie Road intersects the southwest right-of-
way line of Lumpkin Road; and for the repeal of ordinances in conflict herewith and for
other purposes:
THE AUGUSTA, GEORGIA COMNIISSION HEREBY ORDAINS:
SECTION I. That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R-lA (One-family Residential) to Zone R-3B
(Multiple-family Residential) affecting property as follows:

Beginning at a point located where the southeast right-of-way line of McDuffie
Road intersects the southwest right-of-way line of Lumpkin Road; thence, in a
southeasterly direction along the southwest right-of-way line of Lumpkin Road a
distance of 302 feet, more or less, to a point; thence, in a southwesterly direction a
distance of 200.0 feet to a point; thence, in a northwesterly direction a distance of
106.70 feet to a point; thence, in a northeasterly direction a distance of 27.72 feet
to a point; thence, in a northwesterly direction a distance of 125.29 feet to a point;
thence, in a northerly direction a distance of 77.15 feet to a point located on the
southeast right-of-way line of Old McDuffie Road; thence, in a northeasterly
direction along the southeast right-of-way line of Old McDuffie Road a distance
of 109.64 feet to the point of beginning. This property contains 1.03 acres and is
known as 2882 and 2884 Lumpkin Road (Tax Map 083-2-007-00-0 & 083-2-006-
00-0)
SECTION II. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
