An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commission as authorized
under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone A( Agriculture) to Zone B-2
(General Business) affecting property located on the northeast right-of-way line of
Wrightsboro Road, 331 feet, more or less, southeast of Maddox Drive; and for the
repeal of ordinances in conflict herewith and for other purposes:
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION L That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone A( Agriculture) to Zone B-2 (General Business)
affecting property as follows:
Beginning at a point located on the northeast right-of-way line of Wrightsbaro Road,
331 feet, more or less, southeast of Maddox Drive; thence, in a northeasterly
direction a distance of 362.55 feet to a point; thence, in a northwesterly direction a
distance of 259.43 feet to a point; thence, in a northeasterly direction a distance of
180 feet, more or less, to a point; thence, in an easterly direction a distance of 465
feet, more or less, to a point; thence, in a southwesterly direction a distance of 500
feet, more or less, to a point located on the northeast right-of-way line of
Wrightsboro Road; thence, in a northwesterly direction along the northeast right-of-
way line of Wrightsboro Road a distance of 174.45 feet to the point of beginning.
This property contains approximately 3.5 acres and is known as 3663 Wrightsboro
Road. (Part of Tax Map 040-0-037-00-0)
SECTION II. This amendment to the Comprehensive Zoning Maps for Augusta Georgia is subject to the
following stipulations:
1) no darice license will be applied for;
2) no alcohol sales on property;
3) any new construction must be at least 100 feet from any property line
4) a site plan must be submitted and approved by all required deparnnents;
5) site must conform with the Augusta Tree Ordinance and
6) the B-2 zoning shall only extend 500 feet from the right-of-way of Wrightsboro Road;

SECTION III. All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
