Authority, hereinafter referred to as GRANTEE,
WITNESSETH THAT the said GRANTOR, for and in consideration of the sum of TEN AND
00/100THS ($10.00) DOLLARS AND OTHER GOOD AND VALUABLE CONSIDERATION in hand
well and truly paid by the said GRANTEE, at and before the sealing and delivery of these presents,
the receipt and sufficiency whereof is hereby acknowledged, has granted, bargained, sold,
released, conveyed and confirmed, and by these presents does grant, bargain, sell, release,
convey and confirm, unto the said GRANTEE, his heirs and assigns, the following described
property, to-wit:
All that lot or parcel of land, with improvements thereon, situate, lying and being in
the City of Augusta, Richmond County, Georgia on the Northeast corner of Campbell
(9`") Street and Gwinnett Street, having a frontage of forty-four (44) feet on Campbell
(9`" ) Street and running back along Gwinnett Street of even width a distance of sixty-
eight (68) feet, and in bounded: North by land formerly of R. S. Williams, now Dora
Smolen; East by land now or formerly of Wilhemina Eckhoff; South by Gwinnett
Street and West by Campbell (9"') Street, and being the western part of lot conveyed
to R. S. Williams by Milledge Lockhart, March 13,1918 by deed recorded in the Office
of the Clerk of the Superior Court for Richmond County, Georgia in Book 8U, page
287-288. The improvements on said premises are known as 1144 James Brown Blvd

Being the same property conveyed by Wilhelmenia H. Booker, Odessa H. Steward,
Priscilla Ann Hollman and Callie Hollman to OLJH, Inc. by deed dated February 29,
2004 and recorded in the Office of the Clerk of the Superior Court of Richmond
County, Georgia in Deed Book 917, page 339, and by Evelyn H. Barber to OLJH, Inc.
by deed dated February 29, 2004 and recorded in the Office of the Clerk of the
Superior Court of Richmond County, Georgia in Deed Book 917, page 342.

TOGETHER WITH ALL AND SINGULAR the rights, easements, ways, members and
appurtenances to said land, being, belonging or in any wise appertaining, and the remainders,
reversions, rents, issues and profits thereof, and every part thereof;
TO HAVE AND TO HOLD said land and all and singular the members and appurtenances
thereunto belonging as aforesaid, and every part thereof, unto the said GRANTEE, his heirs and
assigns, forever, in fee simple;
AND THE SAID GRANTOR, its successors and assigns, will warrant and forever defend
the right and title to the above-described property unto the said GRANTEE, his heirs, assigns and
legal representatives, against the claims of all persons owning, or claiming by, through or under
the said GRANTOR, but not as against any exception hereinabove set forth. All applicable
municipal and county zoning laws, ordinances or other governmental regulations pertaining to the
use and occupancy of the Property; ad valorem taxes for the year of sale, not yet due and payable;
any easements or restrictions or other matters appearing in the records of said county; or facts

thereof.
THE WORDS "GRANTOR" and "GRANTEE", as used in the singular herein, shall, when
appropriate, be construed to read as if written in the plural, and the pronouns and relative words
used herein shall, when appropriate, be construed to read as if written in the feminine or neuter,
respectively, and the word "successors" shall be substituted for the word "heirs" when appropriate.
IN WITNESS WHEREOF, the said GRANTOR has hereunto caused these presents to be
executed under seal by and through its duly authorized corporate officer the day and year first
above written as the date of these presents.
