THIS LIMITED WARRANTY DEED, herein referred to as "Deedp is made and

Administrator, Party of the First Part, hereinafter referred to as "Grantor", and the
BOARD OF REGENTS OF TFiE UNIVERSITY SYSTEM OF GEORGIA, whose address
for purposes of this Deed is 270 Washington Street, SW, Suite 6122, Atlanta, Georgia
30334-1450, Attention: Assistant �ce Chancellor for Real Property and Administration,
Party of the Second Part, hereinafter referred to as "Grantee" (the wards "Grantor° and
°Grantee° to inc(ude their respecti�e heirs, successors and assigns where the context
� requires or permits).
WITNESSEtH THAT:
WHEREAS, the City Gouncil of Augusta and Richmond County, Georgia were
consolidated into a consolidated City-County government known as Augusta Richmond
County by an act of the Georgia Legislature passed in 1995 with the consolidation of
' said governments being effective January 1, 1996; and
WHEREAS, said consolidated government is now known as AUGUSTA, GEORGIA

; and is a politicai subdivision of the State af Georgia; and
i WHEREAS, by Resolution dated June 15, 2090, the Augusta-Richmond County
� Commission resolved to �onate to the Board of Regerrts of the State of Georgia, without

cost, 9.56 acres, more ar less, of land located at 3148 Damascus Road, Augusta
Richmond County, Georgia, more fully described on Exhibit "A° attached hereto, for use
by Augusta State Universiry for academic facilities and student housing; and
WHEREAS, by Resolution dated January 12, 2011, the Board of Regents, by
; and through its Committee of Real Estate and Facilities, appro�ed and accepted said

donation and acquisition at its regularly scheduled meeting on January 12, 2011;
� NOW THEREFORE, Grantor, for and in consideration of Ten ($90.00} dollars
and its desire to donate the property more fully described on Exhibit "A" attached
hereto to Grantee for use by Augusta State University for academic facilities and
� student housing, the receipt and sufficiency af which is hereby acknowledged, has
given, granted, conveyed and con�rmed, and by these presents does hereby give,
� grant, convey and oonfirm unto Grantee, all that tract or parcel of land, hereinafter
referred to as the "Property", containing 9.56 acres, more or less, situate, lying and
being in Richmond County, Georgia, anc! being more particularly described in the legal
� description marked Exhibit °A" which is attached hereto, incorporated herein and by this
i reference made a part hereof.
TO HAVE AND TO HOLD, the Property, with all and singular, the rights,
members and appurtenances thereof, to the same being, belonging or in anywise
appertaining, to the only proper use, beneflt and behoof of Grantee forever in FEE
' SIMPLE.
