An Ordinance to amend the Comprehensive Zoning Ordinance adopted by the Augusta,
Georgia Commission effective September 16, 1997 (Ordinance No. 5960) together with all
amendments which have been approved by either the Augusta Commission as authorized
under the Home Rule Provisions of the Comprehensive Zoning Map from Constitution of
the State of Georgia" by changing the zoning from Zone R-1C (One-family Residential)
and Zone R (Two Residential) to Zone PUD (Planned Unit
Development) and for the repeal of ordinances in conflict herewith and for other purposes
affecting property located as listed below
Tract A — located on the northwest corner of the intersection of James Brown
Boulevard and Wrightsboro Road
Tract B- located on the southwest corner of the intersection of Wrightsboro Road
and James Brown Boulevard;
Tract C- located on the southwest right-of-way line of Boyd Lane, 35 feet, more or
less, southeast of where S Boundary Lane intersects;
Tract D- located on the northeast right-of-way line of Boyd Lane, 70 feet, more or
less, northwest of S Boundary Lane;
Tract E- located on the southwest right-of-way line of Wrightsboro Road, 42 feet,
more or less, southeast of Picquet Avenue.
THE AUGUSTA, GEORGIA COMMISSION HEREBY ORDAINS:
SECTION L That the Comprehensive Zoning Ordinance adopted by the Board of Commissioners of
Richmond County on the 15th day of November, 1983, the caption of which is set out above, is amended by
changing the Comprehensive Zoning Map from Zone R-1C (One-family Residential) and Zone R-2
(Two-family Residential) to Zone PUD (Planned Unit Development)affecting property as follows:

Tract A— Change of zoning from Zone R-1 C(One-family Residential) to Zone PUD
(Planned Unit Development)
Beginning at a point located on the northwest corner of the intersection of James
Brown Boulevard and Wrightsboro Road; thence, in a northwesterly direction along
the northeast right-of-way line of Wrightsboro Road a distance of 157 feet, more or
less, to a point; thence, in a northerly direction a distance of 150.0 feet to a point;
thence, in an easterly direction a distance of 40.0 feet to a point; thence, in a
northerly direction a distance of 37.50 feet to a point; thence, in an easterly direction
a distance of 119 feet, more or less, to a point located on the northwest right-of-way
line of James Brown Boulevard; thence, in a southerly direction along the northwest
right-of-way line of James Brown Boulevard a distance of 187 feet, more or less, to
the point of beginning. This property contains approximately .64 acres and is made

Tract B- Change of zoning from Zone R-1 C(One-family Residential) and Zone R-2
(Two-family Residential) to Zone PUD (Planned Unit Development)
Beginning at a point located on the southwest corner of the intersection of
Wrightsboro Road and James Brown Boulevard; thence, in a southerly direction a
distance of 32 feet, more or less, to a point located on the northwest right-of-way
line of Twiggs Street; thence, in a southwesterly direction along the northwest right-
of-way line of Twiggs Street a distance of 149 feet, more or less, to a point; thence,
in a northeasterly direction a distance of 31 feet, more or less, to a point located on
the northeast right-of-way line of Boyd Lane; thence, in a northwesterly direction
along the northeast right-of-way line of Boyd Lane a distance of 203 feet, more or
less, to a point located on the southeast right-of-way lien of S Boundary Lane;
thence, in a northeasterly direction along the southeast right-of-way line of S
Boundary Lane a distance of 267 feet, more or less, to a point located on the
southwest right-of-way line of Wrightsboro Road; thence, in a southeasterly
direction along the southwest right-of-way line of Wrightsboro Road a distance of
348 feet, more or less, to the point of beginning. This property conta.ins
approximately 1.49 acres and is made up of 6 land parcels. (A complete list of

Tract C- Change of zoning from Zone R-2 (Two-family Residential) to Zone PUD
(Planned Unit Development)
Beginning at a point located on the southwest right-of-way line of Boyd Lane, 35
feet, more or less, southeast of where S Boundary Lane intersects; thence, in a
southwesterly direction a distance of 83.0 feet to a point; thence, in a northwesterly
direction a distance of 156 feet, more or less, to a point; thence, in a northeasterly
direction a distance of 83.0 feet to a point located on the southwest right-of-way line
of Boyd Lane; thence, in a southeasterly direction along the southwest right-of-way
line of Boyd Lane a distance of 156 feet, more ar less, to the point of beginning.

Tract D- Change of zoning from Zone R-2 (Two-family Residential) to Zone PUD
(Planned Unit Development)
Beginning at a point located on the northeast right-of-way line of Boyd Lane, 70

direction along the northeast right-of-way line of Boyd Lane a distance of 219 feet,
more or less, to a point; thence, in a northeasterly direction a distance of 50 feet,
more or less, to a point; thence, in a southeasterly direction a distance of 108 feet,
more or less, to a point; thence, in a northeasterly direction a distance of 208 feet,
more or less, to a point located on the southwest right-of-way line of Wrightsboro
Road; thence, in a southeasterly direction along the southeast right-of-way line of
Wrightsboro Road a distance of 180 feet, more or less, to a point located on the
northwest right-of-way line of S Boundary Lane; thence, in a southwesterly direction
along the northwest right-of-way line of S Boundary Lane a distance of 240 feet,
more or less, to a point; thence, in a northwesterly direction a distance of 70 feet to a
point; thence, in a southwesterly direction a distance of 25 feet, more or less, to the
point of beginning. This property contains approximately 1.16 acres and is made up

Tract E- Change of zoning from Zone R-2 (Two-family Residential) to Zone PUD
(Planned Unit Development)
Beginning at a point located on the southwest right-of-way line of Wrightsboro
Road, 42 feet, more or less, southeast of Picquet Avenue; thence, in a southeasterly
direction along the southwest right-of-way line of Wrightsboro Road a distance of
181 feet, more or less, to a point; thence, in a southwesterly direction a distance of
208 feet, more ar less, to a point; thence, in a northwesterly direction a distance of
140 feet, more or less, to a point; thence, in a northeasterly direction a distance of 87
feet, more or less, to a point; thence, in a northwesterly direction a distance of 41.50
feet to a point; thence, in a northeasterly direction a distance of 124 feet, more or
less, to the point of beginning. This property contain approximately .79 acres and is

SECTION IL All Ordinances or parts of Ordinances in conflict with this Ordinance are hereby repealed.
