THIS INDENTURE, Made this 4 g day of December, 2010, between BETTY ADKINS
PENDER, party of the first part, and AUGUSTA, GEORGIA, party of the second part,
WITNESSETH: That the said party of the first part, for and in consideration of the sum of
Ten Dollars ($10.00), and other good and valuable consideration, in hand paid, at and before the
sealing and delivery of these presents, the receipt of which is hereby acknowledged, has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell and convey unto
the said party of the second part, and said party of the second part's successors and assigns, the
following described property, to -wit:
FOR DESCRIPTION, SEE EXHIBIT "A ", ATTACHED HERETO AND MADE A
PART HEREOF.
TO HAVE AND TO HOLD the said property, with all and singular the rights, members
and appurtenances thereof, to the same being, belonging, or in anywise appertaining, to the only
proper use, benefit and behoof of the said party of the second part, said party of the second part's
successors and assigns, forever, in Fee Simple.
AND THE SAID party of the first part, for party of the first part's successors and assigns,
will warrant and forever defend the right and title to the above described property, unto the said
party of the second part, and party of the second part's successors and assigns, against the claims
of all persons whomever.

EXHIBIT "A"
All that tract or parcel of land, with improvements thereon, situate, lying and
being in the State of Georgia, County of Richmond, City of Augusta, on the North
side of Central Avenue, being shown and designated as Lot "A" containing 0.28
acres and Lot "B" containing 0.60 acres on a plat prepared for Betty Adkins
Pender, dated September 28, 2010 and attached hereto. Reference being made to
said plat for a more complete and accurate description as to metes, bounds and
location of said property.
Property is known as 2841 Central Avenue and 2841 Central Avenue A and is
identified as MPNs 043 -2- 065 -00 -0 and 043 -2- 064 -01 -0 on the Richmond County
Tax Assessors tax maps.
This being the identical property conveyed to grantor by Warranty Deed, dated
February 21, 2005, and recorded in the Office of the Clerk of Superior Court of
Richmond County, Georgia, in Realty Book 977, Page 2412.
*Above- referenced plat is being recorded simultaneously with deed attached
hereto.

nominate, constitute and appoint DONNA R. ANDERSON and LEE I. ANDERSON, my true and
lawful attorney(s) -in -fact for me and in my name and stead to handle all matters involved in the
management or sale of my property, both real and personal, and my financial affairs to the same
extent that I could do if I were present and personally doing the same, and, without limiting the
generality of this power, I expressly authorize and empower my said attomey(s) -in -fact:
1. To endorse, negotiate and otherwise handle any check, money order or other
forms of draft made payable to me or my order;

personal, and to execute all deeds, contracts, instruments of transfer and assignment and bills of
sale in connection therewith, all with warranty of title and under my seal;
5. To execute all contracts and other instruments in writing which they shall
deem necessary to carry into effect the powers and authority herein given them;

6. To make and execute income tax returns, both Federal and State, for any and
all years, and to execute amendments to returns heretofore by me made;
7. At any time, and from time to time, to institute in my name, place and stead,

action deemed by my attorney(s) -in -fact to be reasonably necessary or desirable to recover any
money or property to which I am or may become entitled, to secure, preserve and protect any and all
of my civil and constitutional rights, to defend any action instituted in any court of the United States
or in any state of the United States in which I am or may become a party defendant;
8. To settle any and all claims of every nature, for or against me, and to execute
releases, acquittances, satisfactions, cancellations and such other documents as may be reasonably
necessary or desirable in the execution of this power;
9. To make in my name, place and stead, investments in any form of property
(real, personal, mixed, tangible and intangible) and as an incident to so doing, to borrow money,
sign notes, to draw, execute and deliver checks and drags and to execute and deliver such other
instruments as are reasonably necessary or desirable in the execution of this power;
10. To procure for me, the services of real estate agents, real estate brokers,
contractors, architects, engineers, attorneys, accountants, physicians, nurses, hospitals and the
services of such other persons and professions as my said attorney(s) -in -fact may deem necessary or
desirable, and to pay for such services of any and all such persons as he may deem necessary in the
execution of any of the powers herein contained; and

11. To construct or reconstruct any improvements located on realty now owned
by me or that may be subsequently acquired by me, that are or become destroyed by fire, windstorm
or other casualty to affect alterations, renovations and repairs to improvements located upon such
realty to enter into contracts for the reconstruction, alteration, renovation and repairs to such
improvements, to incur debts for such purposes, to convey property as security therefor, and to pay
all costs of such reconstruction, alteration, renovations and repairs; and to execute such notes,
mortgages, security deed, contracts and such other documents as are reasonably necessary or
desirable in exercising the authorities granted herein.
This power of attorney shall not be affected by physical disability or mental
incompetence of the principal (the undersigned) which renders the principal incapable of managing
her own estate.
I hereby ratify and confirm all that my said attorney(s) -in -fact shall do pursuant to
the authority set forth herein.
This power of attorney is executed in triplicate and each copy shall be considered an
original for all purposes.
